If the property meets the Buyer's needs and the Buyer decides to make an offer, we make things as easy as possible by providing representation during negotiations, attending property inspections, and handling all paperwork related to the sale. For Sellers we have an innovative, seller-friendly approach to home sales, and it involves the Seller. It's called the Flex Fee Selling System, and it works by enabling the Seller to take a lead role in the process. In a nutshell, we can save our Seller Clients thousands on professional fees – if the Seller helps market the home and find the buyer, they pay a lower professional fee. We do this by: •Handling every detail involved in the management of your home. • Helping you determine what your property should rent for based on what similar properties rent for in your area. •Advertising your property online and throughout the Fayetteville / Fort Bragg area. We place rental information on the military's Automated Housing Referral Network, as well as online via the Innovia MLS, Realtor.com, Facebook, Google Base, Yahoo! Real Estate, Trulia, Zillow, Homescape, MyREALTY, CLR Search, AOL Real Estate, Vast, Oodle, Hotpads.com, Cyberhomes, FrontDoor and many more! • Running credit reports and background checks on prospective tenants. We also contact previous landlords for references and conduct interviews with the prospective tenants before approving the tenancy. • Completing a thorough move-in inspection noting the present condition of your property which the tenants sign when they move in. •Inspecting your property every six months, inside and out. Once the inspection is complete we will send you a written status report by e-mail. We also document the condition of your home with photographs. •Charging flexible property management fees between five and ten percent based on your home's location, condition, and rental rate. Unlike other property management companies in the Fayetteville / Fort Bragg area, we do not simply charge you ten percent. •Collecting the rent, depositing it into our trust account and promptly completing your monthly statement. •Depositing your monthly proceeds directly into your bank account by counter deposit, performing a wire transfer, or having your proceeds mailed to you. This includes any late fees paid by the tenants. Unlike other property management companies, we do not keep these fees. •Promptly filing against tenants in small claims court if necessary.
