CAUTION. Ivan Villa-Perez is an ostensibly nice guy, very tenacious, and hungry for business. He provided me the most competitive quote and followed up suggestions of roofing materials, colors, etc, which compelled me to give him the business. However, this came at a cost you should consider. First, Ivan and his company, Villa Roofing, is NOT insured, so he cannot be held responsible for any damages and could come after you for any injuries on your property. I had him sign a liability waiver. Second, Ivan does not have the capital to purchase and handle the materials, thus working with him requires you to purchase and manage the material procurement, delivery, and dumpster. You pay him just for labor. This is certainly more headache for the homeowner and requires you to be part of the project. Third, while Villa roofing installs a nice looking roof (shingles), they consistently tried to cut corners in preparing the decking prior to installing shingles. If I had not been on the job, closely monitoring them, and walking the roof multiple times, they would have installed shingles over rotten wood and soft decking, which is obviously very bad. Ivan and his brother tried to get me to let it go at one point, saying the rain is coming and they need to finish—clearly, they want to get in and out without any extra work, so if you have anything other than a perfect roof scenario, good luck. I also had to micro-manage the cleanup after the job was completed—if I hadn’t, I would had had lots of nails and old roofing material left on my new roof and clogging my gutters. Fourth, Ivan was constantly upcharging during the job after we had agreed to pricing. Examples for me were rotten/soft wood replacement and removing the old roof in one area where there was more than one layer of underlayment that required more time to remove. Again, if you don’t have a perfect roof scenario, be prepared to pay much more than what Ivan quotes you from the beginning. Fifth, I caught Ivan in a lie around materials, which was clearly a means of trying to secure more payment for the job. So, this brings into question anything Ivan may say or commit. Finally, Ivan quoted a separate roofing repair prior to my roof replacement at a competitive price. After completing the roof replacement, he tripled the roof repair quote, saying that it was his brother’s price—in actuality, it’s obvious he only quoted the repair to get the large job and then went back on his word when the large job was finished. Again, dishonest. So, in the end, I’m not sure I ended up with a better deal than my next best quote.
