Glenn has seriously turned out to be the absolute best contractor that I have ever worked with! Ive had the opportunity to work with several others, both at my homes and at my businesses. A few contractors have been good, doing nice work for a fair price, but they were either too slow, too unreliable, or just couldn’t come up with creative ways to do things that were needed. Glenn completely remodeled a new salon for me, and built a custom color bar shelf, front desk, reclaimed beam stylist counter, and retail shelves. He worked with my budget, helping me make decisions based on the priorities, and was extremely friendly, professional, and reliable every step of the way. He went above and beyond, even facetiming with me or communicating with my husband when I was under the weather and couldn’t make it to the job site. I highly recommend him for any project, and will be using his services for every future project that I have, both in business and my home.

Mark (owner) has done several roof and siding jobs for me, but he has a genius for finding simple solutions to those one-of-a-kind problems and projects that you just can't figure out. I've explained problems to 4 or 5 contractors or handymen, who have to think about it so long it never happens. Mark always has an instantaneous and inexpensive idea that works. One trip to Home Depot and done. Examples of solutions: directing ambient heat from the furnace room into other spaces (about $45 in materials); diverting water with odd drainage routes around the house (under $20 materials); building a quick vine support in the garden (about $35); and so on. He works until the work is done -- sometimes finishing in the dark wearing a headlamp -- and he cleans up after himself. I first hired him for roof and siding, but now rely on him for all kinds of jobs, large and small.

I hired Kevin to help do some wiring, framing, and drywall so I would be able to mount a tv in a difficult location. He was very knowledgeable and was able to find some creative ways to get around a few unexpected problems he encountered once the wall was opened up. Another contractor I had come to look at the project told me it was no possible and left but now the job is done and my tv looks great with no wires showing.

Tom quoted me for a full stucco job (3 sides of house) on my row home in Philadelphia. Tom was great to work with and helped walk me through the process and how he would improve the look of of poorly done stucco around my house. Project started on time, but had some hiccups along the way because of issues with stucco company hired. Tom went out of his way to get workers back on the job when the timeline started to unravel. He was awesome to communicate with and handled all the issues I had, even taking care of a broken window during the job. The stucco guys ended up being taken off the job because of their inability to complete tasks, and Tom worked to bring other guys out to finish the job and do some finishing touches. Though everything took a few more weeks than I would have liked, Tom was fantastic throughout the process and I will definitely bring him on again for my next big project. I am also recommending him to my neighbors.

DRA is a Class Act. We had them inspect several windows to determine what needed to be done. They replaced a few windows in a very timely manner, Not to mention they showed up on time and kept their work area very clean. I've had a lot of experience with Contractors as I am a Contractor myself and I can honestly say DRA did a fantastic job from start to finish. I'll only be using them for any window needs from this point on. Thanks guys.

Joe was amazing! First of all, he responded to my request right away to replace my kitchen faucet. I was very impressed by his knowledge and professionalism. Then, I was surprised by how quickly he was able to do the work. He would have come later on the same day, but I was not available so we scheduled it for the following day in the morning. He arrived promptly at the time we set up and he came prepared to complete the job with the new kitchen faucet that I selected in hand. He was very courteous and friendly and I was able to tell that he takes great pride in his workmanship. If you want quality work done at a very reasonable price, I highly recommend him and I will utilize his services from now on. It is very rare these days to find a contractor that is responsive and cares about the quality of his work.

Hello Everyone, Just wanted to share my success story with you, I hired STP and Home Decor to hang drywall in my unfinished basement the I had another contractor begin. Unbenonced to me at the time the previous contractors work was less then commendable. Joseph and his crew came into my home treated me with dignity and respect corrected the other contractors mistakes and gave me an awesome price. Now that my drywall is hung I have hired them to comple the painting and put down my new floor I'm sure it will be spectacular. I look forward to sharing the total transformation of my new living area with you thanks to Joseph of STP and Home Decor

We needed some trim work done to cover a settlement crack along a tray ceiling that I had not been able to repair. I posted the request on Thumbtack and got a few replies with hourly rates. I contacted a couple of the contractors because I wanted to get more than an hourly cost to do the work. I described the scope of the work to each contractor and said that I wanted to get a more concrete estimate. Joe Valentino of Valentino Construction and Design estimated the job would take about 3 hours to do. I agreed on the hourly rate, and I told him I would get the material and prime and paint the wood to be ready for him. We agreed on a date. Due to circumstances beyond our control that both Joe and I had, the work got delayed by about a month. Finally, a date was set. Joe said he would get the wood and prime it. I agreed. Joe and his helper showed up at the appointed time and got to work. They were meticulous in their work. Furniture was covered or moved and tarps were laid over the carpeting. Four hours later the work was done. Beautifully, I may add. The trim work was done and Joe had even given it a couple of coats of paint to finish it. Both my wife and I loved it. They cleaned up and vacuumed the carpets. Furniture was put back in place. I asked Joe what the cost would be. He told me that we had agreed to the three hours of labor and the cost of materials so that would be it. Fantastic I thought; a man of his word. I would highly recommend Valentino Construction and Design to anyone needing carpentry work. They are friendly, do great work and are reasonable with their pricing. I give them 5 stars!

The price was excellent and so was the end result. We are extremely happy with the look and quality of the finished stucco and Seamus was a pleasure to work with. The only issues were timeline (took much longer than expected) and clean up. There was a decent mess left behind, including a ton of nails and metal scraps/shards from the stucco framing. Stucco was also splattered onto the siding and ultimately destroyed a decent portion of the yard, which was the staging area for mixing the stucco. Seamus did come back to rake/reseed the grass, but it's still patchy in places and it's taken us a minute to get everything back together.

Geno and Nice Price Concrete were very professional and courteous. They showed up on time, did the work right, and cleaned up after they finished. They put up a stucco wall and gave us a 3 year warranty. They also fixed the fence that the neighbor busted. The price was right and we're pretty happy with everything. Thanks again Geno!

Not only did I receive a quote quickly, but all the responses to my questions came fast as well. At the end of the job, the last step requires you to go back through the following 7 steps to add something optional that would improve the integrity of my gazebo. Without hesitation, he went back all 7 steps and did the job to perfection. Many contractors would have thrown away the parts, collected their money and left. Not here! I will recommend to Family and friends and hope I can find another project to leverage them. Thanks again!

I really never dealt with contractors before but I was referred to Wilson's Pro Elite Painting service by a close friend of mines who gave good reviews of them so I gave them a call. Thats the best decision I could gave made. They gave me a really good estimate along with a 10% discount so I agreed to letting them do the work. I needed a total renovation done to my master bathroom and kitchen. I wanted what we all want when renovating our homes, perfection! I've worked with three contractors before I found my renovation diamond! Royal Renovations Pros came to my rescue when I was exhausted from poor workmanship, previously. Royal Renovation Pros came in, saw my vision and made it into reality. Carmen made myself and my family feel at ease and respected our daily routine, with 3 children. We definitely got what we paid for and couldn't be any happier with our experience. Our new kitchen and bathroom is EXACTLY what I envisioned. The quality of the work was outstanding and I've received so many compliments. Carmen comes highly recommended.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
