- What should the customer know about your pricing (e.g., discounts, fees)?
The hourly rate is $300 per hour. If an associate does some of the work the rate is billed per hour, at 2.7 Direct personnel expense. When engineering consultants are needed I charge 1.1 times invoice. If the project is within 10 miles there is no charge for travel time and car costs: time and costs charged for project more than 10 miles. My work is divided into phase when we agree on fee that is based on s percentage of the actual construction cost. 10 % schematic design, 15% design development, 50 % construction documents. 5% bidding or negotiations with contractor, 20 % construction monitoring. Construction Management services are available Additional services are offered for feasibility studies, design alone, interior design, space planning, graphic design, and urban design. - What is your typical process for working with a new customer?
We talk in person, phone or zoom to understand your project. I visit the location of the project with you at my hourly rate. I develop and prepare a scope of services based on your wish list along with fee proposal. We can discuss recent work competed by me and / or visit some projects sites. We meet in person to develop schematic design that meets your needs and wishes and review construction costs and your construction budget and time schedule. My work may be terminated and any time and i will charge for hours spent to date. A 10 % deposit of the estimated total is required at time of signing agreement and is credited to the final invoice.
