As my husband and I are getting ready to put our home on the market, there are many repairs that have needed addressed. Luckily, I found Native Cal's Handyman Services on Thumbtack. Cal's response time to my initial request for him to come give me an estimate was almost immediately. As of today, 9/14/17, he has completed many jobs for me, encompassing many of his various skills, and has always done superb work and bent over backwards to make sure I was happy with his work. He and his team have been very professional, punctual and respectful by cleaning up their work messes when they are finished (and working in an environment with three children running around, one of whom has special needs). When a few more repairs were needed, including restaining our decks, Cal managed to fit me into his very busy schedule, which I truly appreciate. Therefore, he will begin those last repairs next week sometime (I will post another review after those are completed). I would never hesitate to use Native Cal's Handyman Services, as his prices are extremely reasonable, his work is impeccable, and he's a great person to do business with. Thank you, Cal!

We hired P.O.W.E.R for a complex flat roof project and also interior drywall patching. Albert showed a great deal of expertise, professionalism, and patience throughout the project. His crew members were consistently on time, polite, working diligently while on site. They have great pride and craftsmanship which showed well in the final results. They removed the existing flat roof and surrounding pony walls cleanly. They installed a new flat roof which has not leaked from initial rain tests. The drywall interior work looks good as well, textured to match and ready to paint. We hired P.O.W.E.R. a week after completing the initial roof project to put a 2x6 redwood deck on top of the flat roof. The deck looks amazing and we look forward to hiring P.O.W.E.R. for our future house construction needs.

Jaime did a great deal of tile and general construction work for us in Novemer 2014. He and staff were very professional throughout the project. Bid was extremely competitive and service was delivered as promised. We could not be more pleased with the result. His tile work is exactly what one would expect from such a master craftsman. I highly recommend Jaime for any project. He does NOT "cut corners" and obviously takes a gret deal of pride in his work. We were so impressed we felt we needed to compensate him more than his original bid. Truly great work.

Although I originally sought help simply removing my concrete driveway, Mike's versatility and problem-solving instinct made him the perfect craftsman to undertake a larger project, of which sawing that concrete into blocks was only the first step. He reused the concrete blocks as pavers, forming a beautiful, organic-looking mosaic of a new driveway (in a different location and shape) based on my sketches. It looks so nice I get strangers knocking on my door to find out who did the work. The crazy thing is that this was a first for him, but he combined such creativity and perfectionism into the job that onlookers assume it is a specialty of his. Mike's labor rate is appropriate to his level of expertise, and now that I know how adaptable he can be, I will hire him for anything from plumbing to finish carpentry. This project had a lot of preparatory steps (concrete removal, coordinating with other services, grading/leveling, etc.) to manage, and he thought of some great ways to save me money in the process. As a result, the project wound up coming in about 20% under his estimate!

Awesome experience!! Master of All Trades is not just a catchy name it's the end result. I was unfortunate enough to have suffered damage to my roof which caused exterior stucco and interior drywall damage. I filled a claim with my insurance company "who were not at all interested in paying out for my loss" Jodi Trujillo was able to explain to my claim adjusters how and why my loss was valid. Had this not happened I would have been out of pocket $30K. As to their wook, it was hands down second to none. From their pricing, project handling , punctuality, craftsmanship to job completion They went above and beyond !!!!! Point blank the did what they said when they said and for how much they said . This work ethic Is absolutely unheard of in the construction trades. DO NOT hesitate to use Master of All Trades for any projects you may have. I had them do a variety of tasks (installed flooring in bathroom, painting, constructing a kitchen drawer, paint out-door wrought iron, replace wood exterior door, hauling, replace a sink, repair faucets) and they did a great job. They showed up on time every morning on time, and were easy to work with. I had one complaint about how the bathroom floor went down and they were very receptive to the feedback and changed it right away. I would definitely hire them again for similar work.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
