Our Sealant-LN-11 Equinox The crux of the whole asphalt sealing industry is the sealant, more particularly the type of sealant that should be used. That being said, there are 2 major causes of driveway deterioration: 1: Surface asphalt oxidation caused by constant exposure to the sun 2: Application of coal tar sealant to your driveway's surface Cause #1 Surface asphalt oxidation caused by exposure to sun. Over time, the oxidizing effect of the sun on your driveway will result to your asphalt's surface to dry out. This oxidation depletes the ability of asphalt to keep the stone together. Using LN-11 Equinox sealant on your driveway relieves this issue. Since LN-11 Equinox actually contains asphalt, it has the revitalizing/restorative properties needed to preserve the surface integrity of your driveway. (The concept is similar to the preserving elements that oil-based stain provides when applied on decking or wood siding.) Cause #2 Using coal tar sealant will cause your driveway to deteriorate. Beware, consistent use of coal tar sealant will, in fact, trigger your driveway to crack, as well as deteriorate. This is a huge problem that seal-coat companies that use coal tar will never tell you. It doesn't really make sense to use a water-based/latex product like coal tar on a petroleum-based surface like asphalt. Most homeowners are not aware that they have a choice. So why do the vast majority of seal-coat companies in this field utilize this product? Because it's a lot less expensive. (It costs about 75% less than LN-11 and can consist of up to 50 percent water, one of the chief culprits of asphalt deterioration. But keep in mind that you get what you pay for. The companies that use coal tar certainly don't go around promoting the fact that there is a superior product on the market. An uninformed consumer is their most excellent client. Coal tar sealant application is equivalent to painting the surface of your driveway with a latex emulsion -- it just covers your driveway, but has no revitalizing benefits. Why does consistent use of this product cause cracking and deterioration of your driveway? This is because that while it's true that coal tar will seal your driveway's surface, it seals it so tightly that it prohibits the natural ability of asphalt to expand, which is something that's very important when you consider how hot your driveway gets in the summer. This is a critical issue and here's why: The only way for the summer heat build-up to escape from a coal tarred driveway is by cracking the surface of the coal tar, which by default results in the cracking of your driveway's surface. Is it any wonder that companies that use coal tar don't want you to know about this. As stated above an asphalt surface, if allowed to, will expand in the summertime to release heat. LN-11 Equinox has the expansion properties necessary to allow your driveway surface to breathe and release heat, thus preventing rather than causing surface cracking. This ability in conjunction with it's rejuvenating and beautifying properties makes it the superior choice for your driveway. Just take a walk around your neighborhood, and you'll see the spider and/or alligator cracks in your neighbors' driveways; it's normally not because of the age of the driveway, but because they are getting sealed with coal tar. Also, continuous use of coal tar will cause driveway surfaces to become smooth like ice, which is dangerous in the wintertime. Get the good stuff. We make every effort to sufficiently clean your driveway's surface of leaves, stones, etc. prior to spray application.
