Contractor was hired to replace failed lintels, tuck and point and replace brick where needed, replace cap on chimney and remove and pour a new sidewalk.
Initially work was on point. Mortar lines where crisp and clean. Also matched the color well. Replaced bricks and lintels where needed. As work progressed mortar lines got a little sloppy and more gray in color, but still acceptable. Cap on chimney looks fine from ground.
The sidewalk was where the majority of the issues were experienced. The sidewalk was poured and initially looked ok. Days later sections of the top layer started to break off by spraying a garden hose on the concrete. Further investigation found that there were leaves under the top layer in the concrete. This material in the concrete caused several areas to turn very dark when wet like a stain and several holes in the sidewalk formed. After informing of the issue the contractor did come out and look at the issue. The contractor stated that they picked out what they could see and cannot help that the concrete company delivered concrete with leaves in it, they just finish it. Although the contractor did offer a solution to patch the holes and seal the concrete. I agreed to this work. The sidewalk was patched several weeks after the follow-up visit. The patches were dark gray against white fresh concrete after being applied and dry. The sealer looked unevenly applied but I was told it will dry clear. The next day the uneven sealer was still very visible. When the concrete got wet water would bead in some spots but soak in on others. The concrete now looked worse than it did with holes in it. There were also runs down the sides in sealer. The assumption I made was that more sealer was needed on the unsealed areas. The contractor was contacted to get the name of the sealer and where I could get more to finish the job out of my pocket. I later discovered on my own the manf. and product name used. I contacted the help desk for the chemical company. They informed me that this result was due to improperly applying the sealer and that more would not fix the issue. The chem. co provided a procedure to mend the installation. This procedure involved using xylene to soften the sealer then paint roller it to spread it out. By this time all my new grass around the sidewalk started to die because it was sprayed with sealer when the concrete was sealed. The contractor was inform of the issues and provided the procedure about 13 days ago. It has been radio silence from the contractor since then. No solution offered. Also after getting up close and personal with the installation I also discovered that the expansion material between the house and sidewalk was not tight. There was a ~1/4" gap between the wall and expansion material. Water would run down the house and drain into this gap.
It has been several months since the brick work was done. Some of the replaced mortar has started to crack. I'm monitoring the cracks to see if they get worse.
At this point I'm just tired of dealing with these issues. I have resealed the gap in the expansion material. I also have performed the xylene procedure out of my own pocket. The procedure did make it look better but not how it should have looked being new concrete.
