Introduction: I am a Building Designer who has provided hundreds of unique plans for builders and homeowners throughout York County, Pennsylvania, and beyond. Since 1987 I have drafted architectural construction drawings that focus on your ideas and specifications, in accordance with the International Residential Code book. I have a knack for understanding framing and pay close attention to details that make it easy for framers, masons and other sub-contractors to work from my drawings. I can help you write construction documents and secure building permits. Collect your ideas, floor plans, photos, sketches and lists of "must-haves" and "would-likes" and other specifications. I will take the pieces and put them together to create your unique home. I love designing houses and giving you plans for the home of your dreams. Specifically, my focus has been on providing blueprints for new home construction. I can design all things residential: additions, remodels, garages, outdoor living spaces, basement makeovers, built-ins, and anything for the home! I am a member of the York Builders Association the Pennsylvania Builders Association, and the National Associations of Home Builders.

Kelly is always helpful in putting are ideas on paper. Kelly has a great senses of how, floor plans need to come together to make every thing work in the building process. Kelly makes sure the walls line up and the numbers add up as well.

FAQs

What should the customer know about your pricing (e.g., discounts, fees)?
One-third to one-half deposit is required to start any drawings. Cost for my drafting and design services is usually $1 per square foot but may increase if final drawings have excessive revisions. A preliminary design will be reviewed with you before finalizing the construction drawings. Drawings include all floor plans, exterior elevations, cross-section from footer to roof line, and other details as required. Balance of cost is due upon your receipt of drawings. Price includes up to (8) sets of prints.
What is your typical process for working with a new customer?
Initial meeting is usually one or two hours. i can travel to meet you. I will work from any sketches, photos, ideas etc that you provide. Builders with specs are much appreciated. Preliminary Design drawings have 2-3 week turnaround. After the preliminary design is approved I will create Construction Drawings within 2-3 more weeks.
What education and/or training do you have that relates to your work?
Associate's Degree in Design and Drafting. Professionally Designing Homes and Additions since 1987.
