FAQs
- What should the customer know about your pricing (e.g., discounts, fees)?
We keep pricing simple and transparent. Most companies advertise a low management fee and then make it back with add-ons. We don’t play that game. Typical structure: • Monthly management: a percentage of collected rent (based on your rent amount and scope) • Leasing/tenant placement: a one-time fee when we place a new tenant • Maintenance: you pay vendor invoices at cost (no markup surprises) Before you sign anything, you’ll know exactly what you’re paying and why.
- What is your typical process for working with a new customer?
We make onboarding easy and fast: Quick discovery call (10–15 minutes) to understand your goals, tenant situation, and pain points Property review (in person or virtual) and a rental strategy if needed Owner onboarding (agreement + portal setup + utility/HOA coordination) Tenant transition (if occupied): welcome notice, ledger review, lease file audit, and communication reset Ongoing management: rent collection, maintenance coordination, inspections, owner reporting, and proactive issue prevention Most owners feel immediate relief in the first week because the communication and systems get cleaned up fast.
- What education and/or training do you have that relates to your work?
We run property management like an operations business, not a side hustle. • Deep experience with Texas lease enforcement, documentation, and conflict de-escalation • Strong systems for accounting, reporting, and vendor coordination • Local market expertise in Collin and Dallas County rentals, HOAs, and tenant expectations The result: fewer surprises, faster resolutions, and better protection of your asset.
