In 2011 I had 4 or 5 properties in Houston when I first meet with Rick at StressFree Properties. Now Im good at a lot of things like finding and renovating properties, but dealing with renters is not my forte! Today we have around 40 rentals and I couldnt have done that without their team. They manage everything...and I do mean everything if thats what you want.Why someone would want to be in the propertymanage business, I have no idea but the seem to do it with ease. I can honestly say I would not be where Im at today without them!

It was an absolute nightmare dealing with the steam there is a mean person, and then he has someone else that he dedicates all his responses to in between them. You can never know who to reach out work never gets done, but your money gets deducted.
I even suggested that they change their name from stress-free to stressful. Absolutely the most horrifying experience I’ve ever had.

Awful communication when urgency was needed and necessary. Lost a potential client because of this. I will leave a 1-star rating until I can get a call back as I've requested from a supervisor and/or manager. Hopefully my inquiry is taken seriously.
Update - 9/7/24
Gentleman got back to me after almost a week later. Changing from 1 to 5 stars, I believe in second chances and don't want to be too harsh here. Though I'm not interested in signing up right now with Richard, hopefully customer service will be of top priority in the future for other clients.

What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is designed to be straightforward and predictable. Management fees are based on collected rent, with a clear structure so owners know what to expect and aren’t surprised by hidden charges.
For higher-rent properties, our fees are capped so the management cost doesn’t continue increasing as rent goes up. For lower-rent properties, we apply a reasonable minimum to ensure consistent service quality. We don’t charge setup fees or add-on administrative costs, and maintenance pricing is handled transparently.
We’re always happy to walk through how pricing applies to a specific property so expectations are clear before moving forward.
What is your typical process for working with a new customer?
We start with a brief conversation to understand your property, goals, and any immediate concerns. From there, we review the details of the home and current tenancy (if applicable) to confirm we’re a good fit and to outline expectations clearly.
Once you decide to move forward, we handle onboarding, set up online access for owners and tenants, and take over day-to-day management — including rent collection, communication, and maintenance coordination. Throughout the process, we focus on clear communication so there are no surprises.
