- What should the customer know about your pricing (e.g., discounts, fees)?
Real estate commissions are always negotiable, and we'll discuss fees openly in our first conversation so there are no surprises. What you pay depends on the specifics of your situation, including the property, the market, and the level of service involved. Our compensation is addressed up front in a written agreement as required in Texas. We believe you should understand exactly what you're paying and what you're getting before you sign anything.
- What is your typical process for working with a new customer?
I work with people looking to buy or sell a home. It starts with a conversation, either by phone or over coffee, where I learn what you're trying to accomplish and answer your questions with no pressure and no obligation. For sellers, I'll then prepare a market analysis of your home and walk you through pricing, prep, and timing. For buyers, we'll talk through your budget, get your financing lined up, and build a focused search so we're not wasting your weekends. From there, my wife Ruth and I handle the details, the paperwork, and the negotiating, and you'll always be working directly with us.
- What education and/or training do you have that relates to your work?
I'm a licensed Texas real estate broker, which requires education, experience, and testing well beyond the standard agent license. More than that, I've been doing this full time in the Houston market since 2003, through every kind of market you can imagine. Twenty-plus years and over 1,000 closed transactions is the kind of training you can't get in a classroom. I also complete ongoing continuing education every license cycle to stay current on Texas contracts, law, and best practices.
