- What should the customer know about your pricing (e.g., discounts, fees)?
Often, by the time people get to the point of a home inspection, they just want to know how much. I advise all my potential clients to not only be worried about what they will pay, but also, what will they receive. If you want the most comprehensive evaluation of the property you are considering buying you have come to the right place. You will notice a range of prices when seeking a home inspector and for a good reason. Inspectors who are more experianced and provide more value simply cost more. Many clients seeking home inspections do not understand that not all home inspectors are the same. Some people want the cheapest price that can be had. Unfortunatelly, this can cost people greatly. When people tell me they only can pay so much I tell them that they really need to have an inspector like myself. If you can barelly afford the inspection how can you afford what a new or inexperianced inspector misses. Its truelly a price versus cost delima. While my services will have a higher price it won't cost you very much. If you truelly want the cheapest inspector you can find there are plenty of new or inexperianced inspectors available for $150-$250, but remember the time honored maxim. "You get what you pay for." Personally, I base my pricing off of a few variables. What is the homes square footage? When was the home built? Will he buyer require any extra services for their home inspection? Is the home a pier and beam foundation? After I take all of these variables into account I offer a quote for inspection. People purchasing larger homes should expect to pay upwards of $750 for a comprehensive in depth inspection. Also, take into account you should seek a WDI or termite inspection as well. If the home has a septic system expect to pay an additional $200 for those systems to be evaluated by a professional who is lisenced and trained to inspect those specific systems. Dont just settle for an insepctor who claims they will do a quick visual inspection of these items (they cost some serious money to fix). Also, many of specialized systems such as septic requires an inspector to be licensed and certified for that specific system. Many inspectors who claim that they will evaluate those specialized systems are not properly trained certified to do so. Morrow Inspection Services pricing is straight forward. - What is your typical process for working with a new customer?
New customers are all different. Same with a home regardless if they have the same floor plan they are all different. I encourage people to call or email me during the quote process so I can get to know them and learn about their home buying experience. With getting to know my customers I feel they become more comfortable with me. In the home inspection business it is common that most of my potential customers will not have met me in person until they actually hire me. I am always wanting to close that gap as much as possible.
- What education and/or training do you have that relates to your work?
Lisenced by the state of Texas as a professional home inspector. Certified through interNACHI (international association of home inspectors). My education in residential construction started when I was 16 years old working for a custom home builder. Through the years this evolved into custom designing to accommodate clients needs and wants. In addition to my residential construction background I also have over a decade of direct customer contact experience. My formal education is focussed in mechanical engineering. Having experiance in design, residential construction, and working directly with clietns ensures that I am very approachable. I convey all of my findings in a way that is easy to understand and provide specific documentation when needed.
