- What should the customer know about your pricing (e.g., discounts, fees)?
Mold assessment is a 3-phased service. Phase 1: The initial mold assessment, air and surface sampling, laboratory analysis, and report are compiled. Phase 2: The mold remediation protocol is a job-specific document that guides a licensed contractor to which remediation methods and process are to be used, and with what materials. It also specifies clearance criteria to pass a cleanliness check. Phase 3: The Post-Remediation Verification clearance is the final step in mold assessment that occurs after the demolition and cleaning has been completed, but before the containment is removed and construction started. This performed to ensure the adequacy of the remediation. Most clients who utilize my services will pay an average of $1,200 - $1,400 over these three phases depending on the amount of samples and size of the loss. The most basic visual assessment without sampling is $400. This will include a written report detailing observed conditions and recommendations. A limited assessment with sampling starts at $500 and includes 1 outside control sample and 1 target indoor sample. This will include a visual assessment, written report, material or air sampling, laboratory costs and analysis, and an interpretation of those lab results. Additional samples are $60 each. A limited mold remediation protocol is $300. Both you and your contractor have full, 24/7 access to me for questions or guidance during the time frame between protocol delivery and the request for clearance. This protocol is a standalone document, separate from the assessment report. A post-remediation verification clearance is $400, noting that additional required sampling may influence the price of clearance. This includes a written PRV report documenting conditions at the time of clearance with laboratory costs and analysis, and an interpretation of those results.
- What is your typical process for working with a new customer?
Phase 1: The initial opportunity for me to diagnose the need for a mold assessment is over the phone. I'll get some important building and contact information, some context about the damage, then schedule a site visit. When onsite, I document the existing conditions and inspect the areas of concern. After a thorough inspection, I take air and surface samples of any affected areas to send for laboratory analysis. After the laboratory has finished and sent the report to me, I will analyze the results and create a Mold Assessment Report to display the various conditions of mold contamination within the home. Phase 2: If the need exists, I will create a Mold Remediation Protocol that serves as a guideline for a licensed contractor or company to perform the required work, complete with the rooms to work in, approximate quantities of materials to remove or clean, along with a clearly attainable and defined clearance criteria. Phase 3: The Post Remediation Verification clearance is designed to ensure that the mold remediation was effective and completed to the standards of the Texas Department of Licensing and Regulation. After the contractor has completed the remediation and cleaning, but before they remove the containment barriers, we schedule to take additional air samples within the affected area. If the PRV clearance results are acceptable, the contractor may encapsulate and remove the containments, completing their work and issuing a Certificate of Mold Damage Remediation.

Certifications in (WRT) Water Restoration Technician, (ASD) Applied Structural Drying, (FSRT) Fire & Smoke Restoration Technician, and (OCT) Odor Control Technician. I am a licensed (MAC) Mold Assessment Consultant, instated by TDLR and expiring on 11/27/2027. Ready Set Restoration is an EPA Certified Firm, and we follow and recommend following all Federal RRP guidelines and TELRR requirements. I have worked as a technician, marketing representative, crew lead, crew supervisor, production manager, and business owner in the restoration industry. My protocols and assessments are crafted with the help of prior physical experience and knowledge of building and psychrometric study. I earned a Bachelor's Degree in Criminal Justice - Homeland Security, focusing on Federal Emergency Management.
