PROPERTY MANAGEMENT 8% of monthly rent (minimum $130) -Creating a private online portal for you and the tenant to access any property related documents and receive "live" updates on the status of maintenance requests 24/7 -Collecting rent (direct debit option available, reporting to credit bureaus) -Enforcing all terms of the lease -Communicating important correspondence with tenant in writing (including notices required per lease, seasonal maintenance reminders, etc) -Coordinating all maintenance requests with tenants and vendors, handling payments and follow up -We do initial inspection, periodic inspection (about 6 months after move in) and move out inspection and post the condition reports on your personal Owner portal, for you to review and access at any time. -Coordination and Resolution of HOA violations -Coordination of Move Out inspection, repairs and Security Deposit Refund - If needed: Late Rent Notices and Collection Non Sufficient Funds Rent Payment Notices and Collection Filing for Eviction Process -Property Accounting and Reporting -Monthly Owner statements -Annual report for tax purposes LEASING 100% of first month's rent (leasing only) or 75% of first month’s rent (leasing and PM) -Prepare the property for the rental market -Professional pictures of the property for marketing purposes -Rental market analyses to evaluate the rent rate -Installing digital codebox on the premises -Listing the ad on MLS (multiple listing service for licensed real estate agents) and online marketing, spreading the word on our internal network of previous and existing tenants and real estate agents. -Handling application- run extensive background checks, provide an evaluation based on our qualification criteria and Artificial intelligence rating.
