We have a two story fourplex open entry.
Miguel replaced (7) sheets on the outside of upper unit T1-11 siding. This exterior entryway wall is above stairs, has a gabble, wood corners and facia trim all of which were replaced. In addition to that (2) bellybands & (2) rotted 2x10 rim joist that were discovered to be rotted once exposed were replaced $5,603.24 tax and all July 2026.
We provided the T1-11 shop grade 12 inch on center 5/8 thick siding. It's very hard to get and I wanted to make sure we could get it and had it on hand before getting bids.
This wall has (2) lights & a handrail all removed & reinstalled.
We're doing the painting to save a little money.
Miguel said to give him (1) week & it was done in (1) week.
Miguel communicated with us every day that week.
Miguel puts a strong emphasis on straight lines and weatherizing. All T1-11 grooved lines on gable & wall sheets line up perfectly and he improved bellyband lining up with upper units landing by using wider wood than what was previously there.
We got (3) Thumbtack bids & the company who replaced our roofs last year not from Thumbtack gave us a bid as well earlier in the year.
Out of the (4) bids we chose Miguel Emerald City Exteriors!
