My husband and I were getting ready to sell our home, and our real estate agent suggested doing a few updates to help it show better and sell for more. We knew it was the right thing to do but we were tight on cash. We needed every dollar we could get in order to qualify for a home in the price range we wanted and couldn’t chance putting too much money on credit cards. We didn’t think we could afford doing any work upfront and since we were still living in the house we didn’t think it would work out. so at first we just said no, we can’t do it. Our agent gave us contact info for JIT because she said they would still be willing to work with homeowners in our financial situation and had worked with some of her past clients who said JIT made them feel comfortable getting the work done while they were still living there. Justin the owner, made us feel comfortable too as we went over the work we’d need done. He’s a listener, asks great questions, and didn make us feel presured or overwhelmed. We dec ided to move forward with new paint inside and out, some updated light fixtures, minor landscaping, and a few small repairs to get the home looking its best. What truly made it possible, though, was that JIT offered an escrow payment option. , Justin explained that we could pay a portion up front to cover his costs and then have the remaining balance paid directly out of escrow once the home sold. He coordinated everything with our agent and escrow company so it was seamless and besides a few required signatures we didn’t really have to lift a finger or chase anyone for paperwork. The team showed up when they said they would, worked quickly, and kept everything clean and professional. When they finished, the transformation was incredible. The house looked like something out of a textbook perfect listing photo shoot: so bright, fresh, and move-in ready! Our home sold in a few days for asking! It was only possible for us because we didn’t have to pay the full renovation cost until after closing. It came straight out of escrow just like Justin said it would, and everythng was handled perfectly. If you want to get top dollar but you’re stressed with money call JIT. They made things easy, affordable, and as stress-free as could really be. When we first listed our home, everything was going great until the inspection report came back. That’s when everything changed! JIT became our lifesaver! The inspector found water damage around the toilet in our master bathroom, soft subflooring, and even issues in the crawlspace such as missing supports, signs of old rodent activity, and a few structural concerns that made our buyers VERY nervous. Our real estate agent told us the buyers wanted it fixed and that we had to get it all fixed fast, or the deal could fall apart. I remember that sinking feeling in my stomach. I didn’t know where to start. Every contractor I called myself either didn’t answer or said they were booked out for weeks. My real estate agent gave me a few contractor names and a flyer about JIT Renovation & Handy Services. I figured I’d try them first because of the flyer and THANK GOODNESS I DID! In moments Justin, the owner, answered the phone himself. He didn’t make me feel rushed or pressured to get off the phone or cut to the chase and he just listened to me go on and on about all my concerns. Since we were in such a rush he made time for us immediately and within an hour, he came out to take a look. He carefully examined the inspection report my agent sent him and explained exactly what was going on, as expected he gave my agent and I a written quote that night. It was detailed, clear, and honestly fair for the amount of work that needed to be done! The next morning, his team was at our house right on time! They started by carefully removing the toilet and tile in the master bathroom, cutting out the damaged subfloor, and replacing the joists that had weakened over time. Then they laid new subflooring, installed tile that perfectly matched what we already had, and reinstalled the toilet so that you’d never know there had ever been a problem! At the same time, another crew was in the crawlspace. They reinforced the structure of the home with new post and pier pads where beams had sagged, replaced hollow concrete blocks with solid ones, and even added steel gussets to strengthen every connection. They cleaned up all signs of rodent activity mentioned in the inspection and left everything spotless. What really stood out was how respectful and communicative the team was. They walked me through each step, showed me photos of the crawlspace work so I didn’t have to crawl under there myself, and checked in every day to make sure I was comfortable with the progress. For the first time since that inspection report came back, I felt like things were under control! When they finished, the difference was unbelievable. The bathroom looked better than it did before, the structure underneath the house was rock solid, and our follow-up inspection passed without a single issue! OUR BUYERS WERE THRILLED AND IMPRESSED BY HOW QUICKLY EVERYTHING WAS FINISHED — and honestly, so were we! The sale closed right on schedule. We didn’t lose any time, and the buyers complimented how professionally everything was handled! Looking back, I just can’t imagine how stressful that would have been without Justin and his team. I’m a busy single mom of two and our cabin in Ashford just outside Mt. Rainier National Park has been in my family for generations. My grandparents bought it decades ago and its always been full of memories. After my parents passed I decided it was finally time to remodel in a way that would honor them, give my kids a place to make their own memories, and make the cabin appeal better as a vacation rental. Unfortunately the first local contractor I hired took my deposit and disapeared. I was heartbroken and didn’t know who to trust. A friend of mine with another cabin in the area told me about Justin and JIT. Since I live Seattle I needed a contractor who would be extremely communicative. Justin and his team were amazing with communication! I got regular updates, progress photos, and fast responses that made me feel like I was there, even though I was two hours away. Justin took time to understand my vision. He asked how I imagined the cabin feeling when it was finished and carefully looked through my Pinterest and Instagram ideas. He’s so creative and thoughtful. I approved many of his suggested updates that helped bring modern comfort while keeping the kind of rustic charm my grandparents loved to talk about so much. They expanced and remodeled the master bathroom plus added a double vanity and luxury rain shower with multiple shower heads that feels like a private mountain spa. In the kitchen, Justin suggested live-edge countertops that kept a handcrafted feel and the specialty finishing work which full of character, refinished floors, warm natural tones, and trim that looked original but new again. They built custom bunk beds for my kids which guests absolutely love and adds real value for short-term rentals. They installed some smart home features and cameras that help me manage and keep an eye on the cabin from a distance. They also did some landscaping work and installed landscape lighting that brings out the natural beauty of the forest around the cabin at night. It feels magical! My kids are thrilled and the cabin started booking almost immediately! Guests constantly comment on how it feels both cozy and modern with just the right mix of old and new. Since then, I’ve had JIT back several times for small projects and quick repairs between guest stays.
