At M3Decks and Outdoor Living, we believe in transparent and collaborative pricing tailored to your unique vision. Our process begins with a complimentary consultation where we take rough measurements, provide basic drawings, and offer a ballpark estimate to align with your budget. If we move forward, we enter the "Design Phase" which is a paid service were we prepare permit-ready drawings and a fully itemized proposal,if we don’t get the job, you keep the plans for your permit needs. Pricing varies based on project size, materials (e.g., pressure-treated wood, composite decking, or premium options like TimberTech), and features like pergolas, outdoor kitchens, or lighting. A 20% deposit is required upon signing the contract, which goes toward material purchases, with the remainder of material costs invoiced three weeks prior to construction. Permit fees, where applicable (e.g., for decks over 30” above ground), are handled by our team and included in the proposal. We offer competitive pricing with a focus on value, using eco-friendly, durable materials to ensure long-term savings. For commercial projects or HOAs, early planning can also help manage costs effectively. At M3Decks and Outdoor Living, we make the process seamless and collaborative to bring your outdoor vision to life. It starts with a free, no-obligation design consultation at your property, where we listen to your ideas, take rough measurements, and provide basic drawings with a ballpark estimate to fit your budget. If we move forward, we enter the "Design Phase" which is a paid service were we prepare permit-ready drawings and a fully itemized proposal,if we don’t get the job, you keep the plans for your permit needs. Once the contract is signed with a 20% deposit, we handle all permitting (if required, e.g., for decks over 30” above ground) and finalize material selections, from eco-friendly composites like TimberTech to classic wood. About three weeks before construction, we invoice for remaining material costs and schedule the build, typically completing projects efficiently while maintaining our high standards. Throughout, we keep you informed with clear communication and welcome your input. After completion, we ensure your space is ready to enjoy, backed by our commitment to quality and your satisfaction.
