Dan was great at the start of our project and had us very excited for our project to begin. Unfortunately the end result was not what we were expecting. Doors were installed backwards, bathroom tile grout cracking from tub to ceiling, cabinet trim falling off, floor trim not nailed down and failure to return to tie up wires that are not up to code. We have redone all of theses projects without the assistance of Schmidt Construction. Dan will say that our time frame was too short, that we changed our project, didn't have supplies when needed and were difficult clients as myself and my dad were in separate states. The truth is Dan knew the timetable, workload and decision making circumstances when he accepted the project. The only thing we added to our project was extra can lights which the electrician installed the next day and did not effect the timetable. In regards to not having pieces for installation, the one piece we had trouble having in time was a bathroom counter because we were not given the measurements until three days before install. The only reason a new countertop was needed was because the crew demolished the previous one that had been requested be reinstalled. We also had difficulties with our front doors. The main doors are two different measurements and we were told they were the same size only to find out that an assumption was made for ordering and they were in fact different sizes. Thus doors needed to be reordered. Once we reordered both the main doors and storm doors and they were installed and it was apparent the storm doors were installed opposite how they were removed and made it extremely awkward to open and unlock the main doors. The storm doors had to be reordered one again and installed by another source. The shower tile grout had begun to crack around the shower faucet and Dan did return to repair once. The second time we requested him to return he stated he would not be able to return for almost a week. We did deny his return because the area he had repaired the time before had already begun to crack again, obviously he couldn't repair it correctly so we had it repaired by someone else. We also had to clean the shower several times and scrap off excess grout in several places. The is overflow grout all over our ceiling and the clean lines that are expected with tile work. Dan had to create a sidewall for our dishwasher which appeared to be good. Unfortunately after about a week of living in the space the front piece fell off with one brush against it and we noticed it was installed with only 2 finishing nails. We reinstalled with 4 nails and have no issues since. We also had a piece of floor trim that came loose and I was able to pull it off with my hand. The one nail that was used did not even go in to the wall it went under the other trim and was not in fact holding anything in place. The subcontractors that were used were great and did their parts very well. The areas that were completed personally by Dan and his crew were not done to the same quality of the subcontractors. We even had a subcontractor tell us that Dan is a last minute guy and is always behind on his projects. I was shocked at first when I heard this and thought I couldn't be true but come to the last week of the project it was apparent that he was a last minute guy and due to this the work falls under par. I would not recommend Schmidt Construction to anyone for any kind of work. It is apparent that this large of project was a challenge for Dan and unfortunately, he did not succeed.

I have read the statement the customer has given and do have a response it is as follows: Correct I did some of the work as well as hiring on sub contractors. We did agree on a date for completion and that was if everything went perfectly. I sent in for the permit and had to wait 8 working days with the job ready for inspection. While calling the city daily to try and get things pushed through sooner so I started behind at the start. I was working for/with both the Harvey living in another state/paying the invoices and his daughter which would be living in the home there after completed. I thought it would not be that bad working like this but I would get different answers from each of them at different times. It was not easy to get things figured out at times. Along with another twist stated later in this statement. The trim was reused because they were trying to stay on the budget and keep as much of the trim as possible. We installed the best we could. The kitchen cabinets were bought on an online auction and were bought in an allotment. There was no cabinet plan to install them I was supposed to install off a owner hand drawing. Then nothing would fit, so figure it out on my own. They were shipped to the home never being seen(other than a picture online), some of the cabinets were damaged when received. There were others that were different styles, I had to wait till a week after the job deadline to get replacements to install. The bath cabinet was another fiasco I damaged in demo said I would replace it, they did not want that cabinet. So they bought a different one and it would not fit. I gave them a size but the depth was different. They said that vanity cabinet wasn't available but it is. I would have taken care of this but it got miss communicated through 3 people in different states. The actual front doors I did measure wrong and did take them back the customer bought ones and picked up new ones for the customer getting the others free of charge. The storm doors are what they are talking as were installed wrong. They were also bought by the home owner and they can be installed handle either direction but they never stated which direction to install no scope of work. They felt we installed them wrong which they were not. They just wanted the handle on the other side. Then I took less payment because he stated he had them replaced, so I PAID for the replacement not the owner. As far as the tile they did call and I did return on their schedule coming in the evening to complete the repair. They are correct they notified me again that it happen and I said I would come back again because it does have a warranty. Harvey is correct he said he waved the warranty and would do it themselves. Repairs by themselves or another contractor voids all of my warranty. While I was there still hanging cabinets and trim, they had a foundation consultant in to check it for settling. Then when I came back to repair the tile they had an all new concrete driveway, grading around the house with heavy equipment, and new windows install. I expressed all of these things could affect the home and settling etc... All which could cause cracking in the tile. The home was renovated to all local building codes and was inspected by the local inspector. It passed with no issues the first time every time. I want to also state a few other things as well. Harvey hired other contractors the work was poor I pointed out to him (work I bid on but he went with the cheapest bid) Yes I knew Harvey would be out of state during construction. About half way through the project he notified me that he would be out the country (the twist later) and even harder to reach. Payments for work would come through an online bank site. I was sent a large payment after receiving it, I got an email stating don't cash it, it was canceled because his online account had an issue. I would just have to wait to get paid till everything got figured out. Luckily my company is secure enough, I did not need the payment to keep food on the table. During the last bit of renovation and after when coming back for repair I was verbally/written belittled many times by Harvey which I have email proof of. My company just completed a whole office building remodel on time and budget cost hitting a third of a million dollars. I have a long list of very happy customers in the past 10 years of being in business. A bad customer will not turn me away from contracting. I also learned something from this job I will not do another job without a cabinet plan, a plan or scope of work, using owner bought materials, or with customers out of state.

Perfect contractor if you have time and money to waste! Contractor expects to get paid for doing half ass work, does not like to show up and does the opposite of what he says. Dan Schmidt said all the right things and agreed to all of our requests prior to signing the contract. It wasn’t until after we signed the contract that we found a negative review. Dan was asked about the review and he provided many excuses about how it was not his fault. He assured us that he worked for a difficult client and bragged that he knew what he was doing because he has been in business for over 10yrs and has done roof work for a local jeweler. Once the agreement was signed and some money advanced for materials, his tone changed and everything went downhill. Dan flat out lied on so many levels. He overpromised on everything from scheduling, time of completion, costs and work, and under delivered on it all. We met with him multiple times, only to hear excuses and how he was working so hard and how things will change. It felt like dealing with an adolescent who had excuses for everything. He accepted no responsibility provided no solution and was defensive about everything. It was difficult for us to understand how dis-organized he was and how difficult he made this process. Especially, someone who bragged about how much experience he has. After one month of wasted time, incomplete work and very little progress, he was fired. It’s been 3 months and he still has $2700 worth of materials in ransom, for $1500 of charges and expenses that were never agreed on nor discussed. We tried to be reasonable and negotiate but still no progress. So, we hired an attorney, who very recently sent him a letter. We’re not saying Dan stole our central air unit but it was stolen just days after our attorney’s letter was received. Currently we are still working on this matter and are hopeful to get our materials back. Don’t make the same mistake that we made. Pass on this dud!

Unfortunately, I could not recommend this company. Although I feel that they did fair work, it has been unfinished. Work was to have been completed on my chimney, and this was never done. I did not pay for it, so I was not out any money. However, I have had additional contractors look at the chimney for estimates. In doing so all contractors have told me that the roofers incorrectly installed the flashing around the chimney. They have all said they are surprised they don't have leaking. To which I informed them that I do now have water in my basement around the chimney. They said that was a result of that incorrectly installed flashing. I had made several attempts to speak with the owner regarding unfinished work that we had discussed. He failed to provide me with an estimate or a timeline as to when he would be able to complete the work. I would not hire them again.

Dan put steel support posts along one whole wall of our basement. He provided a detailed quote, did excellent, high-quality work and did it very quickly for me. I liked the quality of the posts and the fact that they were made to fit my house. He designs it to fit your situation. My supports needed extra brackets per code, he made them. Dan comes through and I would highly recommend him to anyone.
