- What should the customer know about your pricing (e.g., discounts, fees)?
Investment management is 6% of the monthly rent, condo associations are $50/unit per door(there is a discount for larger associations)
- What is your typical process for working with a new customer?
Introduction: We will meet/speak with you to determine your needs,wants and expectations Send you our Brochure on our services Send you our questions and faq page Answer any additional questions you may have Review existing leases, if applicable, and provide recommendations? Property Walk through: If possible we will meet you at the property to do a walk through of the property We will ask you if there is anything at the property that concerns you or you are aware of that must be taken care of We will do a thorough walk through using our Property Inspection Form and will point out anything we see that may be a liability or should be taken into consideration You will let us know what you want repaired or quoted Management agreement:We will send you the management agreement for you to review and sign electronically Owner information form: We will send you the owner information form to fill out for our records.This provides us your contact information, bank account information to deposit rent and a list of items you would like us to take care of or be aware of. Checklist of items to provide: We provide you a list of items that would be helpful for us to have when managing the property Online landlord portal setup: We will set you up on our online portal where you can download all related documents associated with your account as well as see real time financials Marketing/Market comparison: If the property is vacant or has a upcoming lease expiration, we will do a market comparison for you so you can decide at what price you want to market the unit for We will take pictures and videos for marketing purposes We will advertise and send out the listing to all other offices Tenant Relations/Setup:We will take the following steps with your residents: Introduce ourselves to all tenants via an introduction letter as well as an either an e-mail,phone call or in person meeting Address any questions or concerns tenants may have and bring them to your attention Explain and provide our emergency contact process Add them to our online management portal where they can see their ledgers,make online payments and submit work requests Create a lease for tenants to sign if they are not on a lease Will begin the eviction process if current tenants are not paying Setup tenant w/ ACH(we pull rents from their account) or setup online or coupon payments Setup security deposit escrow account City/Code Compliance:We take the following steps to help ensure your property is in compliance. Register your property with the city(if applicable and required) Inspect smoke/co2 detectors and let you be aware of any non compliance Can set up fire escape inspection/certification(if applicable) Check and see if there is a common electric meter(if a multi-family house) Value add review: We walk through different ways on how to potentially bring in more income Coin op laundry Parking Spaces Storage bins
