- What should the customer know about your pricing (e.g., discounts, fees)?
We do! Our pricing has two components - a management fee and a tenant placement fee. Our management fee is charged only as a percentage of rent paid by tenants, which means there's no fee when a unit is vacant or if a tenant stops paying. Our tenant placement fee is a flat rate of $250 charged when we place new tenants. It includes professional photography, a virtual tour, and floorplans. We never charge for renewals! Our management fee varies by region: - Ann Arbor - 7% of monthly rent - Lansing area - 9% of monthly rent - Grand Rapids - 9% of monthly rent All regions have a $79 minimum per unit. We offer a discount of 1%-1.5% off our management fees for a payment in 12-month installments, and offer volume discounts starting at 8 units or more.
- What is your typical process for working with a new customer?
It starts with an onboarding meeting. Here you'll get to know your Cribspot City Manager. They'll collect information on your properties, your tenants, access information, preferred contractors, and other information to help us manage your property. We'll then schedule a time to create a virtual tour, take professional photography, and complete an initial walkthrough. We'll introduce ourselves to your tenants, answer their questions, and onboard them to their Cribspot Home dashboard and mobile app.

We've been around since 2013 and have surrounded ourselves with a skilled and experience team. Our broker, Alex Milshteyn, is the top broker in Washtenaw county, selling over 250 properties per year. Our technology team hails from top tech companies, including Yahoo, Microsoft, Yelp, Cisco, and Boeing.
