- What should the customer know about your pricing (e.g., discounts, fees)?
For Sellers: I have flexible commission plans, that you can customize to your situation. For Buyers: FREE. Buyers do not pay a fee. My commission is typically paid out of a portion of the listing agent's commission on the home you purchase.
- What is your typical process for working with a new customer?
I can represent you as either a Listing Agent or as a Buyer's Agent. If I represent you as a Listing Agent (For Sellers): I typically go to your home and talk with you about your plans and goals for the home sale. I will do a walk through of your home, and then go back to my office to find comparable sales that sold within the past 6-12 months, in order to give you an estimate of the home's market value. Once we've listed your home, I will do a full array of advertising, including online, flyers, Open Houses and neighborhood marketing. The showings of your home will be done on your time schedule. I will help you with the paperwork and the negotiations, and I can attend the home inspection on your behalf. If any issues arise, I have a comprehensive list of contractors, plumbers, electricians, etc. with whom I or my colleagues have worked for years, and we will help you get your home in good shape. I will assist throughout the entire home sale process, including the final closing day, when the keys are handed to the new buyer (which you can do, or I can do on your behalf). If I represent you as a Buyer's Agent (For Buyers): I typically like to meet to chat about what you're looking for in a new home. We can do this in person, or over the phone. I have a Buyer's Search Criteria form that you can fill out in person or online, so that a specific search can be set up for you. I have a list of awesome mortgage people, who can run your numbers until you find a price range you feel is comfortable for you. You'll receive regular emails with homes that might be a fit for you. Or, if you don't like to email, I can call you with the information. Then, we'll set up showings and see the homes - until you find the Just Right home for you. I have access to nearly every home that is for sale in the Capital District. I'll help you find a lawyer and a home inspector, and I'll go to the home inspection with you. I will help you through the paperwork, the negotiations and all the big and small details that purchasing a home entails - right up to the final closing day, when you receive your new keys.
- What education and/or training do you have that relates to your work?
In 2011, I earned my Real Estate Salesperson license, and began assisting clients to buy and sell homes. 3 year later, I earned my Associate Broker's Real Estate License. In 2016, I joined Keller Williams, the world's largest Real Estate brokerage. Through KW, I have cutting edge technology and marketing tools, and a network of agents with whom I can connect you in every state, and in countries all over the world.
