Joan has been the property manager of our home on approximately 6 acres in Bedminster NJ since 2012 while we continue to live/work overseas. During that time, Joan's service has been absolutely stellar, from dealing with major "events" (hurricane prep and damage remediation), major and minor projects, unexpected and also routine maintenance. There is not enough space here for me to write about the many issues and circumstances that Joan has helped to manage the planning and execution. Joan manages our propery with great thought, proactivity, and attention to detail as if it were her own -- for us as the owners but also with excellent rapport with our tenants. As an out-of-state landlord I rely on Somerset Hills Property Management to handle the day-to-day rental issues that crop up. They have never been anything less than responsive, honest, and even proactive and are “my face” to my tenants. Regular maintenance is scheduled and completed and renters’ questions or problems are handled promptly. I have never questioned their advice which has helped me retain my tenants, saving me from paying commissions to re-rent the property. - What should the customer know about your pricing (e.g., discounts, fees)?Percentage of the monthly rent for rentals, an monthly charge for Home Watch and an hourly charge for other types of work.
- What is your typical process for working with a new customer?Visiting their property, having them complete a form that provides information about it, their preferred vendors, etc. Signing a contract.
- What education and/or training do you have that relates to your work?I currently own two rental properties of my own and previously owned one when I lived remotely. I know what is involved in managing rentals and I also am valuable in getting the To Do list finished for placing a home on the market to rent or sell.
