- What should the customer know about your pricing (e.g., discounts, fees)?
I am not the cheapest property manager, but I am not the most expensive. Ask yourself what you are getting if you are paying a 5% monthly management fee. Do you want the equivalent of the guy behind the counter at McDonald's managing your investment? My basic fees are 7.9% of the monthly rent (minimum of $75, and only charged when the house is leased), 70% to place a tenant (includes pictures, advertising on the MLS as well as 50 other websites), plus two inspections per year at $65 each. I have other optional services depending on your property management needs.
- What is your typical process for working with a new customer?
The customer can either fill out an online form with information about their property on our website or call us to discuss. With that information we will use several sources to determine a proposed rent rate. We can either drive to a location convenient for the client or handle the signing of the management agreement through secured email whichever is more convenient for you and your schedule. We then determine what, if anything, needs to be done to the property to get it ready to rent. Once ready we advertise it heavily, find and screen tenants, and handle all the leasing paperwork. Owners receive rent each month electronically, and can login to our online portal 24/7 to see statements, documents, work orders, etc.
- What education and/or training do you have that relates to your work?
I am a licensed real estate agent in the State of Texas, a Realtor, and a member of NARPM. For those needing HOA management I am a member of CAI.
