This guy is very unreliable & a flake. Spoke for 30 minutes on the phone about what to expect& when we schedule the inspection. He took it upon himself to reschedule@the last minute. So we had to call&reschedule the appointment w the homeowner after we just cancelled. Than he showed up 2hrs & 10 minutes before the set appointment. Glanced over the house & called me wanting to know why I wanted him to inspect the roof........ are you kidding me? I wanted him to do his job & inspect the entire house as we discussed. Long story short, he took off & didn't complete the job...... which was a blessing. Because I lost any & all trust I had in him@that point. I would highly suggest you not hire this guy unless you just want to waste your money!

I honestly have no idea how Vico Home Inspection (VHI) has so many great reviews. To start, he was over an hour late for our appointment. He went to Branson West instead of Branson Hills even though our realtor had told him earlier in the week that the house was in Branson Hills. A couple days later, from the ground I saw a discrepancy in the shingles on the roof. There is an area about 8 in x 8 in that is not normal laid shingle. I showed our contractor the area (from the ground) and he is going to get the roofing contractor out to check it. I contacted VHI and asked if he had gone on the roof and thoroughly inspected it. He stated that he had done an inspection from the ground. The roof is one of the most important components of a house, and as I saw a couple of days later, he performed an extremely substandard inspection, because if he had actually inspected the roof he would have seen the discrepancy. He also stated in his report that no attic rafter vents were seen. I went up in the same access point he used to supposedly check the rafters and vents, and there are indeed attic rafter vents installed, very visible from the access point. I now have serious doubt that he did a thorough inspection of the rafters, yet another key component of a home. I could go on, but I hope you get the picture. VHI either missed or glossed over important inspection items. This is new construction, and I honestly think that VHI just did a cursory inspection and not the thorough inspection I payed for. On a final note, VHI did find a crack in the foundation that may or may not be an issue. The contractor will check it out, and that is the only positive I took away from this grossly inept home inspection.

Vico is horrible. He missed over $12,000 in bad plumbing and electric that did not meet code. He refused responsibility for anything.
