- What should the customer know about your pricing (e.g., discounts, fees)?
"Private" appraisals usually cost less than "Mortgage" appraisals that are used for federally-related transactions. If you need an appraisal for a mortgage (home loan), you should consult with your lender, as they normally prefer to order the appraisal themselves. But remember, as far as quality is concerned, most times you get what you pay for.
- What is your typical process for working with a new customer?
For a standard appraisal, the appointment is scheduled with the client for a mutually beneficial time to meet at the property being appraised; exterior measurements, interior and exterior notes & photos will be taken; over the following days (typically 3-5 business days), an appraisal report will be written (typically 15-30 pages), based on the subject notes and photos, as well as comparable sold properties to determine an estimated value; The completed report will be e-mailed to the client in pdf format (or mailed upon special request). Payment is expected at the time of the appraisal appointment or prior to delivery of the appraisal report. Cash or money order is preferred, but can accept PayPal if more convenient for the client.
- What education and/or training do you have that relates to your work?
I've got hundreds of hours in real estate and appraisal licensing, license upgrade education, required continuing education, and voluntary classes & seminars. Michigan license laws requires 28 hours of continuing education every two years. (Additional hours for the broker license as well)
