- What should the customer know about your pricing (e.g., discounts, fees)?
Yes. This information is located on our website at momentumrents.com/pricing. These rates are negotiable for clients with multiple units/properties they'd like us to manage.
- What is your typical process for working with a new customer?
First, we have an initial phone call to discuss the property and the homeowner's goals for the property and what they hope to achieve while working with us. After we have a clear picture of the property and client goals, we fully explain our process and operations so clients understand the path we're about to embark on together. Then we set a follow-up meeting at the property to evaluate it and the surrounding area and look for any safety concerns or necessary maintenance issues that need to be addressed prior to renting. We use this information, along with online research and our knowledge of rental rates in the area to come up with our optimum rental price. We then prepare a Management Plan and One-Year Budget for the property and go over it together with the client. We then execute our management agreement spelling out everyone's responsibilities and execute it. Once our agreement is in place, we'll go back out to the property, address and schedule the repair work for any maintenance issues, photograph the property and record a video walk-through tour. We then list your property with images and video on the Multiple Listings Site, which pushes it out to all available rental listings sites and we post it to Craigslist. We schedule showings, meet with prospective tenants, do credit, background, income, and rental history checks, and manage the full leasing process. Prior to move-in we do a full photographic inspection with tenants to document the state of the property upon move-in, which they sign at the end of the inspection. Once the tenants move in, we handle rent collections, owner disbursements, and issue owner financial statements monthly. We do monthly drive-by and semi-annual full inspections of the property to stay ahead of high cost repairs. And, in the event of non-payment, we handle the full eviction process. We specialize in our rapid, hands-on response by striving to resolve issues with tenants and clients quickly and thoroughly. This has created long-lasting relationships for us with both tenants and clients.
- What education and/or training do you have that relates to your work?
Our Owner and Property Manager in Charge, Ron Krauskopf graduated Cum Laude with a BS in Business Administration and has since devoted himself to starting and growing small businesses. His two prior ventures were a residential contracting business and real estate investment business, both still operating successfully, which were sold and turned over to his business partners. While managing our investment properties, we had to utilize property managers on multiple occasions and were not pleased with the service or response that we received at that time. Ron saw an opportunity to launch a property management company with a strict focus quick and quality service. He took the required courses and became licensed as a Property Manager in Charge and launched Momentum Rents which has rapidly become the professional company that Charleston owners are turning to for safe and effective care of their real estate assets.
