- What should the customer know about your pricing (e.g., discounts, fees)?
Our standard pricing system for our service is; 8-10% of monthly rent for 1-2 unit properties depending on the owners wants & needs plus 50% of first months rent 6% of monthly rent for 3-4 unit properties plus 30% of first months rent 4% of monthly rent for 5+ unit properties plus $300-$450 of first months rent All pricing is negotiable.
- What is your typical process for working with a new customer?
The process for working with a new customer is as follows; Phone interview We create a rental analysis of the property in need of management We meet with the client at the property to discuss further PM needs We get all of the information and put together a PM agreement for that owner and each property we will be managing We put owner in our system and get them access to their owner portal via our website We then get pictures and a floorplan of the property on our website and manually on other websites for advertising such as Craigslist if vacant. For single-family, duplexes: Begin showing property and find a suitable tenant by screening them thoroughly; our screening process verifies: income, rental history to include evictions, references, national criminal background check, and credit worthiness. We believe that spending more time vetting applicants prevents problems in the future. Fill out all applicable lease paperwork Do a move-in inspection with the tenant with pictures and upload to owner and tenant portal Maintain property by inspecting bi-annually or annually depending on owner preference and driving-by monthly Fulfill all maintenance requests & hire vendors When tenants lease is up we will do all move out proceedings to include; Move out inspection Refund of security deposit Property turnover; Clean carpets professionally Clean property professionally Inspect to make sure every aspect of property is operational Post property again on website and social media For multifamily properties: We will go to property and send out letters to tenants stating they are under new management and to come in to sign new lease paperwork or we can send them a link in their email for them to sign their paperwork online via their tenant portal if that is more convenient We will input all tenants into our system We will hire appropriate personnel to manage the property based on the property size and needs We will host at least 1 meet and greet the first month to introduce ourselves to the new tenants We will get professional pictures taken of the property and start an ad that runs constantly through our website that broadcasts to over 200 rental sites. List vacant apartments We will do move-in and move-out proceedings as they come up, eviction proceedings, maintenance calls 24/7, vendor comparisons and prices, ensure property looks welcoming and inviting at all times by maintaining common areas, landscaping, office, and trash area. We will drive the property and pop in on our on-site management and monthly meetings. We also do a lot of fun interactive activities with our tenants, such as drawings, events, etc. depending on our budget and what the owner is comfortable with.
- What education and/or training do you have that relates to your work?
We are both licensed in the State of Oregon which required 60 hours of real estate and property management education and 30 hours of continuing education. We have also attended and taken many courses throughout our career relating to real estate, the Portland market, and property management. We are members of National Association of Residential Property Managers (NARPM) and Rarebird Investors Network.
