What makes RMO different?
• RMO services the entire "mitten state" with offices in Southfield, MI and Traverse City, MI
Once you sign up your investment/rental home to be managed by RMO, we will come out and do a full property intake including pictures of the property, market survey, pull comps and then give you our suggested lease rate. Typically we find these rates are higher than what owners were able to get themselves due to our marketing identity and ability to reach a broader audience. RMO is part of the Real Estate One family of companies, which is the largest real estate company in the state. This means we can provide additional resources for our owners should they down the road decide to sell, invest in other properties or need consulting.
• There are no upfront fees for our Owners to get started with RMO. If you’re not making money, we aren't. If your rental is currently leased we will manage it honoring the current lease until its expiration. If we renew, a $200 renewal fee is collected by RMO the first month of the renewal. Included with our management service is the rent collection, lease preparation, eviction proceedings, coordination of maintenance services and more!
If your rental is not currently leased, we will manage your property to immediately get it
rented. The leasing cost is one month’s rent and includes: market analysis, all marketing,
open houses, qualifying and screening tenants, service transfers, semi-annual inspections, legal notices, eviction services, and more!
• Our Careful 5 Point Application Screening mitigates owner’s risk from the beginning.
• Take back your weekends. RMO is committed to handling every aspect of your investment so that we can insure your time can be spent doing what you enjoy.
Our management fee is as low as 8-13% of the monthly rent. Rent is paid to RMO and then our Owner's receive their payments soon after we have deducted for any monthly
expenses. No long delays or withholdings. We also offer direct deposit for Owners to
expedite your receipt of monies. RMO offers a web-based integrated Owner's Portal to
help you manage your properties from a far. There you can see when rent was received,
what expenses were paid, distributions made to Owners, and print statements.
We offer a 24/7 Real Time Owner Portal to provide you with accurate financial
information whenever you need it.
• Repair Services and Maintenance Coordination
Along with licensed, professional vendors, we will now include a full time, in-house
maintenance person to keep basic repair costs to a minimum. We did this for our Owners
because we know your bottom line matters!
• Our staff of experienced property managers is made up of dedicated and talented people who have the knowledge and use of the state of the art, computerized property
management software. RMO acts the liaison between the tenants and the owners.
