- What should the customer know about your pricing (e.g., discounts, fees)?
Prices for managing a single rental unit as follows: -Management fee - 10% of rent collected ($100/mo minimum and $150/mo maximum). NO management fee charged during vacancies or if a tenant we place does not pay. -Tenant placement - 75% of first month's rent -Lease Renewal Fee - $0 -Account Set-up Fee - $0 -Multiple Properties may qualify for discounted rates.
- What is your typical process for working with a new customer?
We'll arrange a site visit to conduct a brief visual inspection to help determine rent price and any needed repairs or preparations needed to make rent-ready. We'll review and finalize our straight forward management agreement, and then we'll get right to work marketing and showing your property to prospective tenants.
- What education and/or training do you have that relates to your work?
Experience: Owner/Broker Brainard Realty, Over $17M in total real estate sales, Multi $M under management, multiple personal investment properties Certifications/education: Short Sale and Foreclosure Resource designation (SFR), Certified Commercial Investment Member (CCIM) candidate, Bachelor's Degree in Finance (USF), Own America Certified Program (OACP) Memberships: National Association of Realtors (NAR), Florida Association of Realtors (FAR), Greater Tampa Association of Realtors (GTAR), Heights Urban Core Chamber (HUCC), Beta Gamma Sigma honor society for business
