Robert was professional throughout. He responded to all of our questions quickly and showed up on time for the job with everything he needed to do it well. He did great work and was efficient and charged very reasonably. Nice guy too. No attitude like some contractors we've used. We hope to use him again on future projects.

We used several contractors during our remodel and none were as good as Brent. It's not "keep his business card", his name is in my cell phone. I won't call anyone else. Highly recommended.

I needed help replacing some fallen and sagging aluminum siding, repair to a porch roof and some heavy yard work done for a rental property. These were small, aggravating jobs that many contractors would not come look at. Richard arrived when he said he would, and gave me an estimate that evening in writing that I thought was very reasonable. He did all the work unsupervised, when he said he would do it, and did a quality job. He also called my attention to a problem that needed to be fixed that I had not noticed. He took pictures and explained precisely what the problem was and what needed to be done to fix it. He is a very personable young man who communicates well. I found him to be competent, trustworthy, and dependable. I am so happy to have found him on Thumbtack and willingly recommend him.

Mr. Bennett, I just wanted to write you a brief note to thank you for the fine work you did on my master bathroom project. Your diligence and follow-through was very much appreciated. Thanks to you, your company and your associates. I am delighted with the results! Mr. Bennett took the time to explain to me everything they were doing during the course of the project. Your prices are just perfect. I think it is wonderful how you work with each customer. You have a devoted customer for life and I will recommend you to everyone who needs a contractor. There are truly no words to explain the joy I feel due to you, your company, and employees. I will look forward to working with you in the future.

My new landlord was in a bit of a time crunch to paint the apartment (the standard off-white) because he was running behind on some of the other things the apartment needed. I didn't want another set of off-white walls anyway, but he informed me that my color choice AND a painter would be up to me to pay for and organize. I liked the review for Bruce here on Thumbtack, and the fact that he used complete sentences. This shows he isn't the type to just jump on a job request with the other competitors. Plus, his bio offers handyman skills. This way I could tackle two move-related things at once. Because the apartment is older and a little unloved, it also bothered me to have to look at previous bad paint jobs and plaster repairs on trim and walls. Bruce is particular about his work, and the result is a pretty seamless new paint job. He is also knowledgeable about the process of sampling, mixing and purchasing paint. Since I am a first-timer, this was very helpful. The curtains were as tricky as they always are, but he didn't complain. Likewise, they are as gorgeous in the new place as they always are. He replaced the screens on the outgoing apartment's tall Victorian porch windows which had been clawed at by neighborhood cats during staring contests with my indoor ones. Lastly, I had a summer visitor from Savannah who rehabbed a vintage mansion, so these two had a great time discussing their trade. When I was wondering whether I should spend the money or just put up with another off-white rental experience, my Savannah visitor said, "Hire him." Bruce came in and worked alongside the landlord and other contractors... and then... THEY hired him too! And all of the above in 4 days! Highly recommended.

Excellent small business, These people actually stand behind what they do. Mr. Kirkland has the ability most small businesses don't. He does the work he agrees to, at the price agreed upon, in a timely manner. That is hard to find in a local contractor. Keep up the good work!

Mario was very detail oriented. I am doing an entire remodel and he has been one of the best contractors I have hired (over a dozen hired to do various jobs). He spent over a week pressure washing, and painting the exterior of my house. My house is brick so only the eves, soffits, porch, and fascia needed paint (it was peeling) and Mario did a great job!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
