Chris called to confirm our appointment the day before, and she showed up right on time. He got right to work on replacing a defective valve, relocated a sprinkler head, and repaired irrigation controller wiring. This guy really worked hard while he was here. One of the most pleasant contractors I have ever hired, he was professional, and he cleaned everything up when he was finished. I highly recommend Chris and the services he provides. We wanted to get crown molding installed along with a trayed ceiling. Although none of the contractors knew exactly what we wanted, Frank worked with us to turn the image in our mind into reality. He got the job because, as a general contractor, he has the skill, manpower and equipment available to do multiple jobs like electrical work and cabinet work (our job also involved drywall and painting work). So, although the project started as a simple crown molding job, we got a lot of other things taken care of. Franks and his crew was very friendly and professional. They were very responsive to our requests and worked to make us happy. For example, we wanted to have Plexiglas installed in a cabinet door. After he did this (in his shop) he didn't think that we would like the result, so he installed a dark glass panel instead. We were very pleased with the result. In fact, we were so pleased that we are hiring them again for another job. I highly recommend Ruiz Construction Co.

I picked ENER-TECH after reviewing other roofing contractors (on Thumbtack, and neighbor referrals). I liked that ENER-TECH was licensed and bonded, and had excellent feed back posts from previous customers. When Jeff came to the house he explained everything he would do, from permits, roofing materials,to final final inspection and walk though. Excellent communication throughout. Fast, efficient, and polite.Beautiful roof! Excellent workmanship. Would highly recommend.

As I was unaware of the complexity of the cabinet needing to be removed in order to install a dishwasher, John was able to remove it and put in the dishwasher without any major obstacles. I am happy with the outcome. Have asked John to undertake more projects as well.

These guys were great! We got left in the middle of the project by another contractor and Avila construction came in, did a super professional job and finally put the crown molding to bed. I would definitely recommend them to anyone needing crown molding, baseboards or door trim!

Bathroom. Complete gut, replace tub, flooring, walls, vanity/sink. Ed worked with us through out the project. Very helpful with deciding on details. He picks up all materials and everything is cleaned up at end. I am a residential contractor from another state but did not have time for this project. I know the trade and feel comfortable with his level of knowledge and experience. Ed goes the extra mile to do the right thing. He is already working up a quote for another job for us.

I was very happy with how our garage project turned out. We needed to completely insulate, drywall and paint our garage with cabinets and shelving and he was able to complete the project in a timely manner. Nicholas Reyes Construction was very easy to work with and gave us a competitive price and never tried to up-sell additional items like we have experienced with other contractors. His work quality is excellent and always kept us up to date with the progression. I highly recommend him.

Ron and Pro Green did what they said and actually finished a day early and gave us a $250 restaurant gift card. We love our new windows and patio cover and turf. Best job we have had done by a contractor.

We were fortunate enough to find Kevin Farmer to replace all the carpets in our home with concrete. All the other contractors we spoke to told us that concrete could not be placed over wood on second floors. Kevin did the research to find a new product and learn the process. The result was spectacular. He stained the floors to have an old world look that is consistent with the Tuscan style of the house. He gave us a very fair price, was a pleasure to work with and exceeded our expectations. We are very happy to know a contractor who we would trust with any job.

We contracted Mike to redo our kitchen. While we had a good idea what we wanted, Mike took the time to show us the alternatives and was very helpful in keeping us on budget. Mike took us from full demo to new completed kitchen in 4 weeks. ( we waited one of those weeks for the countertops to be delivered.) I would hire mike and his crew for any project in my homes. Always on time, always neat, always honest about the job. Mike Kaake is one of the Good Guys!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
