Shower installation in commercial building: Michael Vargas arrived promptly to give an estimate on the installation of a new pre-fab corner shower in our commercial site's second bathroom. His estimate was fair, and he agreed to work with his two-man crew primarily at night and starting the following evening. He had experience in solving a challenging plumbing issue in successfully determining the best location for the drain route. Mike is easy to work with, cheerful, respectful, and honorable. I would give Belru a 4 1/2 stars. There were several marks left on the walls from handprints and some of the paint touch-ups after the install were not completely covered. All in all Belru Construction did a very fine job and I would hire them again. Their price is competitive too!! They are nice and work very hard.

SW Construction was hired by the seller to repair a truss HVAC support, and section 1 items on the home I am purchasing and where I have resided as a tenant. Scott and his team were great! Scott explained every detail of what they were doing, reviewed every item his team repaired, and gave instruction as needed or if he saw the need for additional changes. He was patient with us all and I felt comfortable asking any questions and would get a clear easy to understand response every time! Spectrum One did a great job with our Master Bath remodel. Jeff Scott and his crew of well mannered and respectful workers transformed my front and side yards into what can only be described as "the envy of the neighborhood". Our California Drought Landscape transformation job started on time and ended on time - as promised. The project took the better part of 5 days from beginning to end. Each day beginning with Jeff arriving on site well before 7:30 AM with his workers arriving shortly after. Although I had a general idea of what kind of work I wanted performed I relied on many of Jeff's suggestions and recommendations for a major portion of the project. Thankfully he could see the end results in his mind before the work even started and I found his recommendations and tweaks to my design thoughts to be carefully thought out and presented in a very professional business manner. I plan on having some construction work performed in the near future. My first call will be to JS Construction and Landscape.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

I meet with Brian today. My need is to convert a tub/shower to a shower only for my son who will be returning from a deployment. My project changed after contacting Insight and I sent a message to say I had additional needs. Quick response which is always helpful. Brian did show and showed on time. He gave me many options to keep the project price under control. I can purchase all materials or he can purchase for me. I like the options. He gave me an overview and took time to answer my questions. I am waiting his estimate currently. So many Contractors do not show or its not worth their time yet they do not let the customer know that is the situation. I feel Brian will respond with an estimate as promised. I am really most impressed with Brian and hope I have found a contractor that I can use long term future projects :).

The business practices were good from the beginning — on time for estimate, good paperwork, prompt quote itemizing work components, understandable prices, good bottom line. All work was planned and scheduled. I was kept informed with text messages. Adjustments for weather were all communicated in a timely manner. Color samples were applied in all potentially sensitive areas. The finished job looked exactly as expected. The crew members were all experienced, very competent, focused, and motivated. The painting was completed exactly on schedule and looks great. Cleanup was thorough. This was an excellent job in all respects. I’d use APS again.

I bought an older rental home that had strange wiring issues due to the way it was constructed and work done to it by a prior owner. I needed a company that could solve non-obvious, complex wiring issues. Aaron and Matt from Pi Electric and Solar were the perfect choice. They worked hard and fast. Crawling through cramped attic spaces, opening junction boxes, and meticulous trouble shooting were no problem at all. They were also affordable. I definitely received my money's worth. The job was done professionally, thoroughly, and flawlessly over the course of two days. What I really appreciated was the extra time and effort they took to explain to me (a layman) what was going on and what was causing the issues. Both Aaron and Matt from Pi Electric and Solar exceeded my expectations and I am a very satisfied customer. I highly recommend.

    Had several quotes from different companies, the rep that came out to see my house for repairs was very nice and answered all my questions and concerns, I needed to have some wood replaced that was rotting away before I could proceed with having my roof replaced, the work they did was beyond my expectations, they took the time to show me some spots that needed repair hidden behind the old wood, I'm glad they were honest and didn't try to cover up this, the workers were profresional always cleaning up before they left for the day, I get good remarks from my neighbors, and I refer Sacramento construction and electrical to my friends.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
