Everything was great. Great work, great workers, great attitudes, and a great price! Eli was wonderful. Kept my wife and I informed of the process and what was coming next and everyone was just great throughout the whole process. We just completed our kitchen and 3 bathrooms and now are in the process of doing plans and permitted for a room addition and cannot WAIT to get this done with GMBC Construction! I hired Rick and Ron at R&R General Services to build a cat patio at my house. This required building a custom frame and installing the fence wire, and having a custom door built and installing a cat door into it. They did a very professional job, got it done in the minimum time. They were flexible and cooperative as we worked out the details of the design together, and then implemented it flawlessly. Rick also worked with me to accelerate the work on the custom door which was being done by a subcontractor - it took a little finesse to get our small job put at the front of the line in front of some larger jobs, thus saving several days on our project. Both Rick and Ron are good-natured and friendly, as is their assistant Aaron, who helped with finishing the new door and installing the hardware. In summary, I am very happy with the work that R&R General Services did for me, and I would be pleased to hire them again for other projects at my house.

We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.

After 4 estimates from different general contractors for gutting & redoing our interior, adding an extension & rooftop deck.... we were filled with stories of complications, long delays (like 6 months of construction) and very high estimates that carried no guarantee of what it might actually cost in the end. We chose who seemed most reasonable & the first 2 weeks we just felt like we were being milked. The contractor spent more time explaining problems than offering & implementing solutions. THEN CAME Refresh and Build :) We decided to split the jobs between renovations & new construction & hired Refresh & Build for the new construction. The contrast of work progress & enthusiasm was unbelievable. Within a week the team took over, completed EVERYTHING in 2.5 months at half the budget others had given us. I highly recommend Refresh & Build!

We had water collected at our front porch and dripped down through to the crawlspace foundation, resulting in damaged structural woods. Victor came over to inspect the damage (on time! which I appreciate since I took time off work to take care of this), gave us a very reasonable quote and walked us through his plan to fix it. He was very thorough in his work, fix all the damages (even the ones in the corner that were difficult to reach), and within the time that he estimated. We are planning to do more house projects with him!

If you need any kind of construction or remodel then Hauser Construction is for you. They take care of my rentals and have done an amazing job at a reasonable price. Whether it's routine maintenance, or a total overhaul you simply couldn't do better in terms of professionalism, attention to detail and overall cost. They will work with you to fit your needs into your budget and get it done on time. To me time is money in the rental market and Hauser construction has always delivered on time. I continue to use them for the continuing maintenance needs of my rentals in Monterey. I am extremely satisfied and simply would not use anyone else.

We wanted to expand our home but were unsure if we wanted a sunroom or a full addition. That was how we found Warren at GlennGarry Construction - GGC was the only company I could find in the Bay Area that not only did sunrooms but also general contract work. Warren worked with my schedule to arrange our initial meeting and took the time to walk us through all the pros and cons of either type of project, including costs, building materials, permit requirements and other steps. He took almost two hours of his own time in the evening to consult without charging us. Once we settled on a sunroom, he provided a clear timeline and walked us through what to expect. He delivered within the early end of the timeline (almost two weeks earlier than I really expected!), on budget and with clear guidance on what to expect at each step. He was responsive by both email and phone and provided regular updates on progress without having to be prompted. We are very pleased with the end result and based on his professionalism and responsiveness, I will absolutely be recommending Warren to friends who want to complete projects on their homes.

I hired David and his team to do a complete remodel of my town home. I'm a very picky customer and "good enough" is not good enough for me. He was able to complete the work on time, on budget and to my satisfaction. He worked with me and helped (at times at his own expense) to resolve any and all issues that are inevitably discovered during complete remodels. He is responsive, honest and professional. I would recommend David and hire him again for my next project. This is what he completed. Strip down everything down to studs. Install external wall and attic insulation. Install new drywall. Install new kitchen cabinets and granite counter top. Install new windows. Install new front door. Install new water heater. Install new furnace. Install new tub and vanity. Copper re-pipe. Install new flooring (carpet and LVT). Install new recessed lights and updated electrical up to code. Installed crown moldings in all rooms. Fixed external stucco problems. Painted everything. I'm probably missing something but that is the major action items.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
