Right in time for New Years! I have a whole new kitchen, dining and living room, 2 remodeled bathrooms and a whole new backyard with a new deck, huge hot tub, and pergola. Eli and his team worked day after day and extremely hard to complete this project in the time I wanted. They did everything professionally and made my dreams come true. They took care of everything. I did not need to do anything at all, which is perfect because I wanted a company that would take care of everything. From the day I signed the contract, I knew what was going to happen weekly and always felt comfortable asking Eli or calling up the office to have any questions answered. I was never turned down or made to feel like I was being problematic (which I am sure I was!) but everyone there continued to impress me day by day with how thoughtful, kind, and clean they were. I glad that I chosen Rudy for my bathroom remodel, everything from the first day went very well, he's estimated very good compared to others, with legal permits, he and his crew not only did my bathroom, also updated my old electricity with also a very good estimate, I always check various estimates, he's always open to do small projects to help my home to look nicer, my home was built in 1956 but with Rudys help is looking superb, I'm in the process to ask Rudy to do my other master bathroom and the powder bath, having a lot of complement from Family and Friends, thank you Rudy and you crew!!

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Owner of R Construction, Oswaldo, was quick to respond. I needed broken sofa foot replaced and he did above and beyond i.e. purchased wood, made 8 foots, colored and attached them. My sofa looks great. He is very professional, responsive and goes extra mile to deliver quality job. He is a very fine carpenter. He is very friendly and easy to work with. His rate is very reasonable, too. I highly recomend him for quality carpenter job and I will hire him for any of my future project.

Israel was great. He responded quickly, came over to look at the various things I wanted done (re-constructing an installed Ikea closet organizing system, re-caulking an area in the shower, mounting a 47" tv on a movable bracket and a few other small jobs) and provided an estimate (which was accurate) and notified us that he could complete the work 2 days later (on the day we wanted). Very professional with his work and as a person, will hire him again.

Job: replace cross beams under deck, replace foundational post that supports the garage, and fill gap in the corner of the roof to keep critters out. ER Construction came right away to do the job and provided the best solution economically. ER could stand for EXPRESS, RELIABLE! I would definitely call these guys to do more construction work in the future. Highly recommended.

Anthony and Megan from floors to ceiling construction not only exceeded my expectations but made the whole process fun and easy. From changing my mind on the projects I wanted done, to helping me figure out what flooring I wanted (Megan was amazing at helping me figure out what my preferences were), to shopping with me for 2 hours for bathroom materials because picking it out alone was too difficult for me. I had a great experience using prosper construction development services. My friend recommended me their services and I am very glad with the outcome. Our home now is big, clean and has a open floor plan. The kitchen and great room turned out better than I could have ever imagined. The bathrooms spaces now make sense. Everything is organized. I feel like we used every square feet of this house to the best of our ability. The entire process of framing and foundation was fast. Our project manager was always easy to get a hold of. He even offered a few suggestions which we appreciated so much. Since he does have more experience and knowledge with these things. Their prices were fairly reasonable. We got cheaper bids but I felt more comfortable with Prosper development . Great work to say the least. Outstanding experience and again I say I highly recommend using their services.

I had long list for fixing decks and sidings for thirty year old my house. When I called MSC construction, Charlie and Sarah came within a day for an estimate. The estimate was for multiple sections with each price. I paid when each section was fixed. We had few change orders that weren’t found in initial estimate. Whole cost was very competitive with others’ estimates so we chose MSC construction. Charlie and one worker spend almost six days in a row (9 AM to 5 PM) fixing all issues of the list. I liked his professional works on fixing decks, sidings and all fixes were well done. Communication was straight forward and quick, so I and my wife were happy from very first call and up to the completing the work. I would recommend MSC construction if you need fixes for your property.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
