We hired Sam from life time remodeling with his crew to do a complete kitchen remodel. In the meeting Sam recommended a kitchen design that we like a lot. And it turned out to be fantastic just like I wanted. Between my job and this job he made the entire process very easy and seamless for us. I decided to have the remodel done while I was part time traveling overseas. A friend of mine told me we were crazy to have the job going when we were not there to check on it, but because they have a app that I can see all the time updates from process of the job i decided that it is fine and I went. the app they use is very easy to use it fits a construction company in Silicon Valley, that is one of the reasons why I am so impressed with this company :). Turners out, it worked out great Sam's crew did the job and moving along he sent me pictures from the job site to make sure I'm fully informed in all the details I returned to an almost-finished kitchen. The quality of the work and attention to detail was excellent. The team was conscientious about confirming the details with us before each portion of the job, making sure that each decision was agreed with me and were clearly careful in their work. Sam's crew was friendly and pleasant to have in my home with the kids. I decided the last minute to paint the entire interior house during the project, and asked Sam if he could book movers as i was overseas. Rather than hire movers Sam's crew packed up our entire house themselves, moved it to the garage, then moved it back just in time for my return!!! I thought for sure something would get broken but everything made it back upstairs in perfect condition. They even set out my son's toys for him to find when we got home which was much appreciated by a jet lagged preschooler. It was a small thing but showed the care and respect the crew has for their clients. I'm very pleased with the resolute on the paint and kitchen. I would not hesitate to use Sam or anyone from his company life time remodeling again or to recommend them to anyone :).

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Lemon Remodeling was wonderful. I worked closely with Asa, with his office supervision. They helped us refreshing our living area in just under two weeks, start to finish! That included installing new floors, new crown molding, refreshing our wall's painting, installing new recessed lights. They were very efficient, speedy, and thorough. Throughout the experience, Asa was very communicative, open, and honest. My wife and I both work each day late hours, but we had the full trust of Asa and his team to be in the house working. He was very accessible if we had any questions by phone. We'd highly, highly recommend Lemon Remodeling for future remodeling projects, no matter how big or small. Price was very reasonable considering the value, and they put no pressure on you to do more than you need. And of course, there are always little touch-ups here and there afterward to get everything perfect, but Asa and his team were more than willing to go the extra mile to make sure that we felt happy.

I was able to schedule estimates with 5 contractors for my bathroom remodel. Each definitely had their own approach with a few being extremely pushy trying to talk me into doing work I didn't want to do! I believe Green line was the 3rd appointment I had and Manuel Sr & his son Manuel Jr definitely stood out to my family and I. They listened to what we wanted, gave me a few options and honest recommendations (which actually involved less total work = less money). I really appreciated the honest no pressure approach. It was also very clear to me that they had a lot of experience because they were able to point out a few things that no other contractor brought to my attention. Service: I'd say the entire process was pretty seamless, Jr or Sr were always available through call or text, no issues with cleanliness or picking up materials. They use a progress payment system so we paid them as they completed certain phases of work which I really liked. They were able to recommend retailers for the finish materials which was very helpful. Work Quality: Craftsmanship excellent, tiles were set beautifully and look stunning. About half way through we decided to go with their recommendation of doing level 5 texture through the vanity area into the bathroom (which they gave a VERY good price for), this was a great suggestion as it really helps in bringing a cleaner modern look. Paint, vanity and fixture installation were all done very nicely. Over all very satisfied, we will be calling Green Line back to do the guest bath in a few months. Price: They were not the cheapest estimate I received. I decided to hire them because they felt trustworthy. Which is a hard thing to achieve after one meeting. However I am EXTREMELY pleased with the price I paid for the finished product. They explained to me in out initial meeting that this type of finish work requires a certain amount of money to do properly which I completely understand now. They were also not the most expensive which is surprising for the transformation they accomplished. Thanks guys! -Christina

While I didn't end up hiring Skyblue Builders for this project because it's on hold, I did want to review my experience with them. They were very responsive and accommodating in setting up a time to view the job to estimate it. They showed up exactly on time and were very professional. David and his team remodeled our kitchen a couple of weeks ago and they did a great job. The demolition and removal of the old materials, installation of the new cabinets and granite counter tops and plumbing was all done very well. His team was friendly and worked fast. If you need any kind of construction or remodel then Hauser Construction is for you. They take care of my rentals and have done an amazing job at a reasonable price. Whether it's routine maintenance, or a total overhaul you simply couldn't do better in terms of professionalism, attention to detail and overall cost. They will work with you to fit your needs into your budget and get it done on time. To me time is money in the rental market and Hauser construction has always delivered on time. I continue to use them for the continuing maintenance needs of my rentals in Monterey. I am extremely satisfied and simply would not use anyone else.

I hired David and his team to do a complete remodel of my town home. I'm a very picky customer and "good enough" is not good enough for me. He was able to complete the work on time, on budget and to my satisfaction. He worked with me and helped (at times at his own expense) to resolve any and all issues that are inevitably discovered during complete remodels. He is responsive, honest and professional. I would recommend David and hire him again for my next project. This is what he completed. Strip down everything down to studs. Install external wall and attic insulation. Install new drywall. Install new kitchen cabinets and granite counter top. Install new windows. Install new front door. Install new water heater. Install new furnace. Install new tub and vanity. Copper re-pipe. Install new flooring (carpet and LVT). Install new recessed lights and updated electrical up to code. Installed crown moldings in all rooms. Fixed external stucco problems. Painted everything. I'm probably missing something but that is the major action items.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
