    I have used Thumbtack twice before, and my first experience was good. Though I think it's a great idea, I didn't have a positive experience with the person I recently hired, Darlene A. Cypser, and I'm wondering what kind of information the professionals on this site have to submit to Thumbtack before they are allowed on the site. How do they demonstrate experience or integrity? I ask, because the person I recently hired is a real estate attorney and I needed someone to simply draft a contract. I explained to her why I needed her services (I am not using a real estate attorney and I have lawyers look over the contract first before I make offers). Though I've purchased homes without an agent in the past, I have never purchased a home in Colorado, I've had a lawyer look it over, and it's been a while since I filled out a contract, so I wanted her to look it over and help me fill it out. She said she had experience doing this, and frankly, it's not terribly difficult, especially for a real estate attorney. She came over and it became clear that she did not know how to fill out the contract. She kept saying, "You can leave this blank, they will ask you about it or they will fill that in, or they will counter." It was as if she was reading one of these contracts for the first time. She also assumed that I didn't have the money to offer extra for earnest deposit, appraisal guarantee, and purchase price. She didn't outright say that, but when I said the price I was offering, she turned her head and had a very surprised look on her face. Later, when listing the amount for the earnest deposit, she also implied that she didn't think I had it. Other professionals usually ask me first, how much do you have to put down, etc. She didn't. She assumed. She was also condescending when filling out the financial section. She told me to fill it out a certain way, to which I kept saying that wasn't right. I said, I'm not following you. To that she replied, "Of course you don't follow." I later checked with my loan officer and what I had been saying was right, but again, she assumed I was wrong, and made a rude, passive aggressive comment. Towards the end of the hour, she questioned my strategy, and it became clearer that she didn't understand the process that over the phone she said she did, and had experience with. While it's not the norm to work with an attorney rather than a real estate agent, many people do it, and have real estate attorneys work on the contracts only. She questioned why I didn't hire a real estate agent. Mind you, I asked her to do nothing a real estate agent would do, such as show me homes, give me advice and stats on neighborhoods, etc. "Who told you to do that?" she asked. Well, past experience and countless resources for home buyers who don't use agents! I asked her to do what I have always done in the past, and something that is completely legal, even if not common. I had to submit an offer that same day by noon, as is common in this tough market, and she came over at ten. Again, for the person who knows what they are doing, this is not that hard. That is why I had her come over at 10am. By 11am, we were not even done filling it out. By then, I was already frustrated with her so I told her, nicely, that I only wanted to pay for an hour. She did stay a few more minutes longer, "to help," she said, but I didn't want help. A friend helps. I needed a professional who knows what she's doing. I paid her the $150 hourly fee because I didn't want any drama. I thought long and hard about submitting feedback, but I do not think it's right for a professional to say they have experience doing something, when it's not true. She had good reviews, so while she might be a great real estate attorney, she could have told me that she did not understand what I was doing and why I was hiring her, and that she did not have experience filling out those particular contracts. It was an easy $150 for her, and I was left feeling really wronged, hence my initial question about the requirements for professionals to be on this site. I've since connected with another attorney that was able to demonstrate he is experienced doing this. I found him on Google.

    This is inaccurate. I have helped a number buyers and sellers with real estate contracts before. She forgets to mention that she did not have the information about the house or the amount she wanted to offer handy. I spend a lot of time waiting for her to look things up online and call her mortgage company. She had a number of misconceptions that she had picked up from online chat rooms. She wanted to do a appraisal guarantee. She had picked that up online but she really did not understand what one was. She did not understand what one was. (An appraisal guarantee covers the mortgage because a mortgage lender will not provide a mortgage in excess of the appraisal. A buyer guarantees to provide additional cash either in earnest money or at closing to lower the loan below the appraisal.) I tried to explain an appraisal guarantee but she was not understanding it. However, I did convince her to increase the earnest money which did cover her guarantee. She also had the idea that the seller would benefit from the fact that she did not have a broker. I tried to explain to her that the broker fee paid by the seller is determined by the contract with the broker and seller (usually around 6%) and it does not change. If the buyer has a broker, the 2 brokers split the brokerage fee between them. The amount paid by the seller does not change. So the person who cares is the seller's broker, not the seller, and it can have no effect on an appraisal guarantee. She never told me that she was frustrated with me or asked me to leave. She did say she did not want to pay for more than an hour. I said I would not charge her for the time that went over. This is an inaccurate assessment.

What types of customers have you worked with?
I have worked with all kinds of clients, young and old. These days I have taken to meeting clients in their homes to discuss their legal and tax needs. Many of my older and disabled clients especially like to talk in the comfort of their own homes. Some of the younger ones like that I will meet with them in evenings or on weekends and they don't have to take off work.
What advice would you give a customer looking to hire a provider in your area of work?
A potential client should make sure they have all their documents available and that they explain their situation thoroughly when they request a quote. Services can be delayed when documents are lost or missing and services may cost substantially more if the situation is more complex than explained in the initial request for a quote.
