I recently initiated eviction notices for a tenant who had not paid rent for several months, then suddenly tenant notified me he had moved out. I am from out-of-state, and was running my start-up business. I needed a local property management company to assess & manage any updates and repairs to my property. I contacted and met several local property management company's during a brief trip to Florida. Ashley was quick with email or phone contacts, and claimed property could be ready, maybe too optimistically, in 2 weeks. After signing the contract, she immediately started connecting with various contractors for quotes, and had her team go in to assess & develop their plan to bring the property back to rental condition. After about 5-6 weeks, Ashley began the process of marketing the property for rental, interviewing tenants, conducted background checks, etc. She also worked diligently in managing last-minute details with carpet and painting contractors, and took extra efforts to freshen-up a remaining cigarette smell (last tenant was a smoker) with an ozone machine. One issue with the carpet contractor was they claimed they had misquoted the price, and sent a higher invoice to a Ms. Angela Harvey (Zivkovic & Associates Real Estate Services), and I was not notified of this error, until I was contacted by the carpet contractor. Either way, Ms. Ashley Simonelli was very helpful, remained in constant contact (both email and occasional phone calls), and performed with due diligence. I would recommend the services of Ms. Ashley Simonelli and Zivkovic & Associates Real Estate Services. Always read any property management contract thoroughly, before signing.

I would hands down refer Royal Palm Property Management. The staff and owner were all very polite and responsive. They took the time to go over everything in detail and found me the perfect property.

  • What education and/or training do you have that relates to your work?

    At RPPM, we actively strive to constantly stay educated on all things real estate. We attend seminars and workshops that focus on new rules, laws, and regulations that effect real estate in our area. We are also active members of NARPM (National Association of Residential Property Managers) as well as a CFRM (Certified Florida Residential Property Manager).

  • How did you get started doing this type of work?

    Originally when moving to Fort Myers to attend college I saw a sign on the front door of the apartment community I was renting from that was offering a leasing administration position and 50% discount on the perspective employee’s rent as part of the compensation. As a college student working two jobs to make it that was very appealing to me. I applied and the rest is history. I ended up changing my major in college from nursing it to business management with an undergrad in marketing. 🤗 I was hooked!

  • What types of customers have you worked with?

    We’ve worked with everyone from single-unit investors, to owners with portfolios of 50+ properties. Each owner has unique goals, and it’s our desire to understand and help execute on these goals on an owner-by-owner basis.
