I was looking for someone to manage my two rental properties in Melbourne because I was not happy with the way they were managed by the former company. After interviewing several management companies, I decided to go with Brianne because she clearly has a lot of experiences. Wow, what a difference Brianne has made! In the past few months, Brianne handled repairs, late rent, lease renewals, among other things. She explained each situation clearly to me, made her initial recommendations, and executed the jobs efficiently. I am so happy that I found Brianne. Since she took over, I was not worried at all about the properties, because Brianne is always on top of things, and being such a good communicator, I always know what is happening with the properties.

I believed that I was working with Brianne to secure a tenant for my property. I later discovered that another realtor actually showed the home and allowed the tenant access to the property earlier than the agreed upon date. Also unknown to me, the tenant paid the first months rent and the security deposit. Unknown to me, because no one contacted me to inform me. I had to contact them. Finally, once the lease was executed and the tenant moved in, it took 8 days to receive the deposit and first months rent from Showcase Property. I’ve also learned that the realtor did not go through the move in checklist with the tenant. I received it from the tenant two weeks after they moved in and it contained discrepancies that were in excellent condition when the tenant first moved in. The tenant informed me that their experience with Showcase Properties was even worse on their end.

Lenny originally inquired about securing a tenant for his property; however, he signed a contract for a limited service listing (at an extremely discounted rate). Traditionally, tenant placement only services is where we would photograph and market a home for rent, coordinate showings, screen applications, prepare the lease, verify that utility accounts have been set up in the tenant’s name and collect and process the first month’s rent and deposit. In addition, we would photograph the house prior to move-in and perform a walk-through inspection to notate the condition of the property. However, Lenny constructed his own deal that was not all inclusive. We were never given a copy of a key to his property and had to coordinate access with a previous tenant that was in the process of moving out. He provided his own photographs of the home. He did not want to use our lease and he also did not want to adhere to our normal operations, meaning that we only process tenant move-ins during normal business hours (9-5, Monday - Friday). Doing so would have eliminated the situation where the tenant’s realtor gave him early access to the property. When properties are marketed for rent, they can be shown by ANY licensed real estate agent and their clients. It is not guaranteed that we will be the only agent showing the property. Since Lenny did not use our lease, our only option was to provide the tenant with a copy of a generic checklist and ask him to turn it into the landlord after move-in. Typical turnaround times on a checklist for a new move-in is 10-14 days, which the tenant met. In regard to payment, once a tenant pays rent to the company that money has to be deposited, fees to the brokerage retained, new check printed/made out to the owner of the property and mailed to the client. An 8 day turnaround is very reasonable when you take into account a weekend and the time it takes for a letter to arrive through the United States Postal service. In summary, I will take your notes of communication under advisement. l am certain that all of these issues could have been avoided if you had agreed to the traditional process for tenant placement, and not construct your own.

What should the customer know about your pricing (e.g., discounts, fees)?
For property management, our management fee is competitively priced at 10% of the monthly rent with no monthly minimum fees. We individually quote homes that have a larger rental value or when owners have multiple units/properties.
What is your typical process for working with a new customer?
If an owner lives locally I often meet them at the property to have them give me a tour. During this time I make notes about the property that may (1) help get the property rent ready/increase rental value and (2) outline any potential hazards/issues that may cost an owner money down the line. If distance prohibits a face-to-face meeting, I make myself accessible via email, phone, text and even video chat. Documents can be sent for electronic signature.
What education and/or training do you have that relates to your work?
I am a licensed real estate associate with the State of Florida and a member in good standing at the Space Coast Association of Realtors here in Brevard County. I am constantly in continuing education classes to stay up to date with landlord tenant laws, property management as well as classes dedicated to the purchasing and selling of real estate. I obtained a bachelors degree in 2002 from Ohio University and since graduating my employment has centered around homes and marketing.
