I hired Rush to replace the post on the front of my home and replace the boots on the roof. His crew was also hired to remove several trees . Hired him on Oct 26th and the entire job was finished today Nov.6th. He did a fantastic job, considering it has been raining for the past two weeks. I will highly recommend the Perry brothers for any of their needs. They were polite and very respectful of my property and my time. I will definitely use these men for any of my future projects. Mr Hood was highly professional and did a skillful job. He called in advance of his appointment to give an update on his arrival time. He also let us know, well in advance, of his need to reschedule a follow-up visit. He saved us money on the project. We discussed additional work, but Bruce pointed out a better, less expensive way to approach the project. His recommendation reduced his pay but he did not have a problem completing the work. And he did not try to charge extra or up-sale me in other areas. Will hire for future projects.

Rafael and team are great. I needed to quickly turn over a beat up rental property, and they were available immediately. While selling our home we learned the deck was not built to current code and potentially unsafe. Victor assessed the situation and made recommendations to modify the deck railing and supports. He responded extremely fast and allowed us to close on the property on the original date. Throughout the process he sent updates and pictures of the work. In the end, he made the modifications look like part of the original deck. I highly recommend MOG Improvement Services!

Rachell's company, TruHaven Homes, manages my single family rental property in the Atlanta area for more than 6 months. Her business balances tenant/landlord interests in a fair and equitable manner. She is very savvy with e-business with most landlord transactions completely online and she seems always available via email. Owner payments are processed super promptly and have been accurate. I feel she's really looking out for my property and she's been very flexible when repairs have been needed. The maintenance companies she hires are prompt and appear to do quality work at a fair-market price. I've used other management companies in the past and felt like just one of hundreds of owners, no individual attention and no understanding of the unique qualities of my property. Rachell's business is the direct opposite experience. She knows me and my family, my property and my tenants and what's really best for all of us. I strongly recommend her and will continue to use her as long as I keep my rental property.

Susie Clark is absolutely the best agent I have worked with. She is very efficient and always keeps you in the loop. My previous tenant was moving out of a rental property I have in Decatur. Since I no longer live in Atlanta, I decide it's time to get a professional agent to help me. Susie helped me make sure the previous tenant moved out on time (it was not an easy process), marketed the property and located a great new tenant within a couple of weeks. I have several other rental properties and will definitely work with her again when the current tenants move out. I highly recommend Susie to anyone.

Great Work,Great Prices, I had plumbing work done at my parents home not only was the work done better than new within my quote but the patient they showed with my parents is what sold me on these guys. Reliable, affordable and Diligent. Javier just finished turn-keying a house for me. He had to trash it out to even get to the repairs or painting, ceiling fan installations, repairing a screened in patio, installing and repairing shoe-mold, and much more. When the tenant moved in we were confirmed on how well he did with no repairs pending. As a property manager, we have several homes to care for and I can't wait to use him again.

      What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      What does a property management company do?

      Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants  

      A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

      A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

      How do you choose a commercial general contractor?

      A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

      Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      Do property managers need to be licensed?

      The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
