Introduction: Our services include maximization of overall operating performance, including management and collections, processing of resident move-ins and move-outs and coordinating move outs and apartment repairs with building engineers. We also do resident relations, including resident communication and notifications. We prepare and distribute five-day notices as necessary. We do oversight of resident work orders intake and completion, assistance in preparing annual operating budgets, accounting as required by company policy to include payable approval and processing, minimizing receivables, collection of bad debt and charge-backs to commercial property. We also oversee activities of contractors, vendor personnel, and suppliers. We do the primary responsibility for the day-to-day operation of the property to ensure that all site operations are in compliance with established Asset Services policies and procedures, management agreement, and are consistent with the client's overall objectives. We monitor and enforce the terms of all lease agreements, the billing and collection of rents and other tenant charges in compliance with leases. Responsibilities include all aspect of lease administration including critical date master scheduling, lease notification and renewal notices and fully responsible for the biweekly preparation of payroll.
