Brendon & Kyle came to take down our plexiglass from our screened in porch. They texted me to let me know they were running late and then sent me the exact time they would be at my house. They were polite and courteous. They got the job done quickly and without issues. We were nervous since this was the first time someone other than the builder or ourselves who have handled the plexiglass which can crack if it bends too much. They did a fantastic job and I would definitely hire them again to put the plexiglass back up this winter!

Jacob helped me to replace a bathtub valve that was cut out and capped by a previous plumber who charged me an arm and a leg to cap 3 pipes. Jacob quoted a very reasonable price and even though the job took him twice as long as anticipated due to complications, he maintained his quoted price. Jacob did an awesome job configuring, replacing and soldering over 15 joints to replace the valve due to the poor planning and workmanship of my previous plumber. Jacob is also a kind caring gentleman who took the time to learn my plumbing system and explain his work in great detail. If look forward to using Jacob for all of my construction needs including finishing my basement.

I hired Lyndell to install a shower surround kit in my master bathroom and ended up hiring him to do so much more! He was able to repair some pesky woodpecker damage on my chimney chase. He noticed some loose cedar siding and repaired that as well. The chimney looks great and is better than the original construction. He came in under budget and was very thorough with his work. Couldn't be happier. The shower kit and door kit installation went just a smoothly. Lyndell performed a very "clean demolition, made some structural repairs and installed the shower kit with a high level of craftsmanship and care for my home. The shower surround also came in under budget and looks (and works) great! I'm very pleased with the work he performed at my house. Side note: take the time to get to know Lyndell...he is capable of more than you think. His background is amazing and his work ethic is refreshing. I'm planning on hiring Lyndell for future projects at my new home.

La Rue was knowledgeable and quickly repaired the problem. He was able to give an estimate and repair the closet in the same day! He also gave suggestions on how to repair other problems in the home. I would refer and hire Martin construction for future jobs.

I had Nick rebuild a porch for me. The work was excellent and he was courteous and clean throughout the whole project. I would not hesitate to use him again. My neighbors are planning on having him do their porch this summer, I guess imitation is the ultimate form of flattery and he came through in spades.

Jates construction were extremely professional. They gave me a detail bid on my job in which nobody else did for me. There communication before, during and at completion was excellent. I never had to wait for a response to my questions. They introduced me to the guys that would be doing my job so i was aware of who was in my home. The work quality was great down to the detail. Marco made sure to walk with me a couple of times throughout the project so we could align our thoughts and make sure I was happy with the progress. I am thrilled with my kitchen backsplash and custom Master bathroom!!!!!!

Joe has helped my husband and I with several home projects this year; the last one was yesterday when our heating element was no longer working in the clothes dryer. I didn't know if he took care of that type of job until I asked him AND he does AND he fixed it for us the same day. Joe is a very kind person that stands behind the quality of his work. I learned about Joe through my best friend and I would recommend him to the rest of my friends and family in a heartbeat!!! Thanks, Joe, for all your help! Happy Holidays!

Once Rick and I were able to schedule a start to my project he was professional, and the quality of his work was great. He truly cares about the finished project, and you can tell that he takes pride in his work. He also will take the time to listen to your suggestions and discuss them with you prior to starting the project. I believe he offers a fair price for his time. He is clean, and easy to communicate with. I would definitely hire Rick again for future projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
