- What should the customer know about your pricing (e.g., discounts, fees)?
We charge a 10% commission on collected monthly rent. If the units are not leased, we do not receive a commission. We will also negotiate the commission percentage depending on the number of units managed.
- What is your typical process for working with a new customer?
When the client has narrowed their search, we like to meet with them to discuss expectations for their asset(s). Once the client has made a decision and signed a contract, we visit the property (properties) to do a physical inspection. Recommendations are made to the owner at this point to determine the direction they would like to take with rent adjustments, repairs, etc. If units are occupied, a letter is sent out to the residents/tenants outlining the management change and a comprehensive lease is signed. If there are vacant units, marketing is started immediately. We advertise on numerous websites, our company website and mibor. Beginning the first full month of operation, owners will receive statement showing income and expense twice a month along with a monthly disbursement.
