Robert and Heather did an amazing job painting our rental home in a very short period of time. We met for a quote on Wednesday and the entire job was done by Friday morning. They worked all night to meet the deadline and you would never know it looking at the wonderful end result. They went above and beyond what we discussed as the original project and the house looks great. I would definitely hire them again!

Words cannot express the amazement and excitement we feel after the job was done. It was a large painting and carpeting job, along with some repair work and moving of items, and it was done perfectly and timely. We hope to do business with you again!

the main part of the deck repair was done very well. However, the final touches of power washing and staining missed the mark. Power washer damaged a couple of steps in which they should have sanded so not to leave splinters on deck boards. Then some of deck didnt seem to get powered washed. They totally forgot to cover a white downspout which now orange stain. i wish they would taken time in doing the prep work correctly as the i would have been able to rate 4 stars for the total project.

Adam arrived on time and immediately went to work with his assistant. Although I didn't need new fixtures I appreciated the candor of this company that didn't try to sell me on fixing what wasn't broken! I highly recommend Grateful Plumber and would trust them to give me the best options for necessary repairs in my home - thank you for your honesty!

I live in an adjacent state to my elderly mother in Indiana and recently she advised me of a leak coming from the base of her toilet. I recently visited and arranged to have a new toilet and wax ring installed. During this repair it was noticed that the sub-floor had a soft spot around the base; obviously somewhat rotted. Not knowing any local companies that could inspect and perform this work I looked on line and Thumbtack came up with which I could explain the issue and receive quotes. I received a correspondence from Paul with Property Masters and all of our transactions were over the telephone. We were under very aggressive timeline and Property Masters found time to go inspect the situation, identify materials needed, provide a very fair quotation and began work immediately. Paul and his team were very professional, polite, timely and the quality of their work was great. Not being at my mother's residence I had to rely on their expertise to complete the work properly. My mother was very pleased with their work and living alone said the repair person was very respectful, polite and professional. I would, without a doubt, recommend Property Masters for any repair needs and I will certainly use them again.

Willie has now completed two jobs for us. He was responsive and reliable through the whole process. One of the jobs was fixing a leak in a shower that had been badly installed by someone else and involved removing and repairing a damaged ceiling. The other was repairing basically all the plumbing in a small house after the electricity was turned off and all the pipes froze. He was great to work with through the whole thing, and really put a lot of time and effort into figuring out everything that was wrong and fixing things in the way that made the most sense. His prices were very fair, and he clearly cared a lot about making sure the work was done well. He went above and beyond and even repaired other things he noticed were wrong. I would definitely hire him again and am happy to finally have a go-to plumber. Highly recommend. Thanks, Willie!

Nick is an awesome contractor! He does a thorough job, is punctual, and is very friendly. He is definitely someone I can trust to do work in my home. Nick installed new flooring in my entryway, living room, and kitchen. He pays attention to detail and his work is perfect. He cleaned everything up very nicely upon leaving, and took all of my old flooring with him. He also conserved materials so I was able to take back some of the materials that I had purchased. His rate was a little higher than all of the other estimates I had received, but I wanted high quality work and that is exactly what I got. It was worth it to pay a little more now, than to have problems down the road. I wanted a product that would last. Nick is extremely knowledgeable about home improvement and his work is top notch. That can be hard to find nowadays. I will use him again in the future. Hire him! You will not regret it!

Came out very quickly to give an estimate and even did the work on the weekend when we could be home. Very professional and went above and beyond my expectations to address some minor problems that came up with the cleanup. I’m looking forward to working with them again in the near future on another project.

Amazing from start to finish! Justin came out right away for an estimate, was courteous and friendly and really helped us see the vision we had for creating our deck. He gave a ton of suggestions and always kept our budget in mind which was super nice. He kept great communication with me leading up the the day he installed our deck which was really the extra touch! The morning he installed the deck he called prior to arrival and even helped us move our furniture out of the way once he got there. Justin and his crew worked all day and created a beautiful deck for us. They demo'd our existing deck and built a new deck that had metal rails. It was exactly what we had asked for! We had to leave slightly before they were finished but we fully trusted them to be at our home when we werenty there. Justin sent me photos when it was completely finished and even put our patio furniture back in place. Everything about the service was excellent and I would highly recommend them to others. Justin went above and beyond every step of the way and we'll definitely call X-Stream in the future for other projects. Thanks Justin and team!

February 2017 I first met Mr Callahan by getting his contact info from Home Depot. I needed a disapearring stairway in my garage. He also added flooring and a light in the attic. I was very pleased with his pricing, workmanship and he was very nice. I am single so am very leary of having just anyone in my home, but was happy with everything. This year I contacted Mr Callahan again because I needed electrical outlets added in one of my rooms and just like last year I am happy with everything.

Mr. Roszell was very courteous, effective at doing the work, and, identified a serious electrical issue which I suspected beforehand. He and his coworker left our home in as good a shape as they found it. I am hiring them to do more electrical work, again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Fore more, check out our tips for smart hiring on Thumbtack.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.

Can a handyman do plumbing?

In some states, a handyman can provide plumbing services, but it may be in your best interest to call a plumber, particularly for issues more major than unclogging a drain or attaching a new sink. Hiring a plumber is important because mishandling your water and gas lines has the potential to do great damage to your home, your family’s health, or even the safety of your neighborhood. A handyman is not legally required to have any training or licensing in plumbing matters, while a licensed plumber has undergone years of education and on-the-job training. In some cases, homeowners insurance won’t cover damage caused by plumbing repair done by an unlicensed handyman.

According to the U.S. Department of Labor, most plumbers learn their trade through a four- or five-year apprenticeship with 2,000 hours of paid on-the-job training. They also receive classroom education including “safety, local plumbing codes and regulations, and blueprint reading. They also study mathematics, applied physics, and chemistry. After completing an apprenticeship program, plumbers … are considered to be journey workers, qualifying them to perform duties on their own,” according to the DOL. Licensed plumbers should do continuing education to keep abreast of safety and technology changes. Poor plumbing can lead to sewage backups, a flooded home or even natural gas leaks, so it’s best to leave it in the hands of a specialized professional.
