We hired Dustin for a bathroom remodel and he did not disappoint. He came out right away for an estimate and emailed his bid within a couple days. In the past we'd waited weeks for a bid from someone so they ended up losing our business for the job. His start time was about right, a few days behind but really no big deal and he was up front about finishing up another project. My favorite thing about hiring Dustin was that he was someone I felt safe with in my home. He was hard working and paid close attention to detail. We hired Dustin to to a basic bathroom update as well as widening a narrow doorway and installing a barn door. When I lacked ideas, he came up with them. He came up with a few ideas for our shower area that were still within budget but created dramatic improvements. I never felt like he took shortcuts. He started a job and did it right. The last stage of our project was adding a glass surround to the shower. It did take an additional couple weeks to get the glass order in, but that was no fault of his. He did hire another company to create and install the glass but he was on site when they did the work. They did excellent as well! It's been a few months since our project was completed and i'm still in love with it. It's just so beautiful and even better than I had imagined it would be! I would definitely re-hire!

Gary started by repairing holes in the roof left by resident raccoons. But his personable, straightforward candor and his careful effort to keep the costs down but the quality exceptional was trust-inspiring. He added attic vents to this 1930's house, replaced knob and tube wiring, installed several outside doors, wrapped the house in new siding after replacing structural supports damaged by termites and adding a few architectural differences to change this colonial home to craftsman, then disposed of several outbuildings, excavated an area and added a 24x32 pole barn garage. Gary knows excellence and pride in a true craftsman's work and that's what he hires. His estimates are detailed and he exercises control to make sure a project stays in budget and on time.

I had a driveway renovation/expansion project. Arrow has financing options, so once we got money figured out they came in and did the whole project in 2 days. Project went well, crew was great, driveway looks good. Only issue I had was that they didn't backfill the dirt to the driveway. I didn't realize they would haul all the dirt away, now I gotta find/buy some. Other than that, would recommend these guys.

Tim is an honest, hard working professional. He installed a retaining wall around a site where we we're building a new pole barn and then placed a concrete floor in the barn. Tim does outstanding work and is a great communicator; you always know what to expect. The highest compliment I can pay a professional is to hire them again. My wife and I continue to use Safehouse Contracting for our home improvement needs. We've used them for a basement finish (see photos) on our own home, and for work on our rental/investment properties, including roof replacements, electrical repairs, attic insulation work, and grading.   They have a great crew, and there was nothing we asked for in our basement finish that they weren't willing to do for us: from a hidden bookshelf doorway, to 12" x 12" cubbies along an entire wall, to tiered seating with special wiring for our home theater, and even removing a wall along the stairs that we didn't want/need there anymore. They were very professional and highly skilled. We felt that the cost was affordable, and Joe Brose (one of the owners) was able to help us use our investment to finish the basement to the fullest. For example, we would ask for an added feature, and he would tell us how much it would cost.  But sometimes the cost could be curbed by changing it slightly, to take out a feature or changing to materials that were less costly. We feel like what often happens is that builders just say, "A cubby costs this much" and that's it. Instead, Joe says, "If you use wood, it will be this much, but if you use PVC, it will be this much, and you have other options as well." I have recommended SafeHouse Contracting to several friends and family already (two of my brothers have used them for basement finishes and other projects), and will continue to do so going forward. They are worth getting a quote from, even if you build with someone else!

In the past 10 years of working on my old house, I have worked with several contractors. Gerald has been the most creative and by far, the easiest of all I have worked with. He always says he can do it, no matter what I ask (like let's throw some glass block in the middle of this wall to let in light) to making a barn door from scratch without it costing me an arm and a leg! He is resourceful and I see his work as a great value. I have certainly paid more and gotten less in the past. I am so glad to have found him and plan to use his services for a new roof and fascia in the spring. Thank you for being a caring and respectful contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
