We are trying to finish our 2800 sq ft basement and thought being our own contractor would save us money. We researched several different framing companies and after meeting and interviewing 5 we decided to go with IHRS for framing. I should have given them a blueprint of what we wanted but I basically told him what we needed which was 3 bedrooms, laundry, full kitchen, batting cage area, family room, 2 full bathrooms, storage areas and a workout area. Eric was at the house everyday but honestly, his crew was very knowledgeable and professional that the job would have been fine even if he didn’t show up. I did change a few ideas I had after discussing with Eric because of his insight which saved me time in the end. His crew also worked around the electrician and plumber without complaints. After the framing was completed, I did have it inspected by the city and the items that needed correcting, Eric and his crew came back out and modified to meet building standard ( fire blocking ) at no extra charge. The building inspector even mentioned that the framers did a great job. And I have to say, this was not an easy framing job. They had to rip out most of the “framing” job that another contractor started that we had to fire because of his inability to frame. I also need to mention that Eric is very responsive. I’m a hard to please person and impatient and every time I called or texted Eric he responded within a few minutes. I never felt uncomfortable leaving the crew at my house either. If you’re considering any type of home improvement projects, give IHRS a call and see how they stack up to others on price and professionalism. I’m a pleased customer and have referred them to my real estate clients.

Joe saved our biscuits and did it quickly and professionally. He customized some cabinets and really bailed us out of a precarious spot caused by our original contractor. Joe diagnosed our problem, explained clearly how he would fix things, provided a clear timeline and hit it. And the price was very fair. Highly recommend him.

Tony was very professional and gave me several ideas and choices on the projects we worked on together. ON two of the projects he even was able to expand the original plan mis stream after I liked it so much that I wanted a larger shelving system in the garage, and a deck larger than we originally asked for. Tony was also great at choosing fixtures for the bathroom remodels because I was out of town and asked him to choose- both bathrooms look great! Tony was also able to perfectly match flooring to the existing flooring when we removed the carpet and went to hardwood/tile throughout the home. We will continue to use Tony for all of our construction and handyman needs.

Phillip was great! Very professional!. We hired him for a few handyman tasks, drywall repair, some painting and floor repair. That turned into him taking care of our lawn as well and some gutter repair. It's great to have someone that can do a little of everything. His prices are very fair and we will definitely hire him again.

Buying a home can be stressful but buying our home was overwhelming. The home I bought ended up having mold and water damage throughout 3 floors. All of the damage was discovered on the night before closing, after extensive rains in the area, exposing the longstanding water and mold issues. I attempted to get help and quotes from multiple big name companies. These companies were only able to offer me long waiting times for assessments and quotes only to fix the damage, not the cause. Hugh from Jacobs ladder was one of the 2 people who showed up the day I called, and the only person able to fix the cause of all my problems. The repairs for the damages were done through a negotiated insurance claim through the agency selling the home. I don’t deal often with insurance claims and it all seemed over my head. Hugh helped me negotiate the deal, explaining in detail what was being asked, offered, and done throughout the 2-month long project. I never felt like I was being mishandled, lied to, or ripped off. My personal background makes me distrusting of people. As a veterans wife, I have been a single woman and single mom while he was deployed. During those times, I have been the victim of sales targeting because of my lack of male representation, but Hugh and his teams respectfulness and honesty put all my fears at ease. The number one thing I appreciated about this business is that they do exactly what they say. Their actions spoke louder than all that was told to me. The team employed by Hugh was always respectful of my family, my time, my home, and even my pets. I never felt like I had to stay and babysit to be sure my property was safe, or that work was actually being done. If there ever was a miscommunication Hugh or his team were always happy to explain things to me until I understood. I never felt like I couldn’t ask questions or that my presence was a complication, which I have felt dealing with other contractors before. Hugh was present throughout the entire project as an active participant in the work, not just a figurehead boss showing up occasionally. Hugh and his company took a devastating situation and made it manageable. From the help managing the insurance claims, which he did seamlessly, communicating with all the parties in the process, which he did efficiently, to understanding the codes for the area, which he knew immediately, to reconstructing the damaged property back to normal in a timely manner, all of these things were done in a fashion that left me feeling assured. I am beyond happy with the finished product and had it not been for them we would have had to walk away from this home. Before them, this house was not livable. They saved our dream home and made it better, safer, and healthier than before. It is refreshing to see an honest company that does exactly what they say; I would recommend them to anyone in need of repairs. I am a volunteer reference for Jacob Ladder disaster and recovery contractors, I receive no benefit from this reference; I give it because the end product and experience was excellent. I give permission to allow all photos of our renovation to be used and would speak to those in need of a reference to use this company.

We called Shawn from Gateway to quote a facelift to our house that we we’re about to sell. He was the only contractor out of everyone we talked to that actually didn’t treat me like I was stupid and naive. We received a quote the day after we called him. We went ahead and agreed on a price and he was able to begin within a couple of days. He walked me through the process of how he was going to do the job and made me feel at ease. Within 3 weeks the job was almost complete As he had promised and everything looked great. I would highly recommend these guys for your next project. We will definitely be a repeat customer.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
