I booked the project with OSA just one week before I moved in my new condo. There are plenty of jobs needed to be done, like install all appliances, replace old vanity, replace all old valves, replace new toilet, install new lights, put floor tile and wall tile in my bathroom, and so on. Thankfully, OSA finished all projects before the day I moved in with high work quality, I really appreciate it. Best person to work with. In addition to the dishwasher install, had to install a new garbage disposal with wiring, install whole house water filter, instal faucets for slop sink and a bathroom.. he was very kind and took care of everything the same day. very professional and top notch work quality.. some leaks came up next day, Ernie was very professional, came back and fixed everything. Very reasonable price for all these.. Highly recommend and definitely will come back for all my future plumbing needs..

It is an absolute pleasure to write about the experience i had with stella. I bought a home in lexington and i was not impressed with the colors used on the tile on the first floor bathroom. I called some local companies to get an estimate on re-tiling the entire bathroom and when i dealt with eric, it was a hands down decision. Dealing with this company was nothing short of a delight. They were professional, honest, fairly priced as well as knowledgeable on their product and installation. It was comfortable the tile installer David having them in my house, as he was extraordinarily quiet and respectful. Clean and neat, a mess was never left in my home. On top of it all, the work was impeccable, as he was very precise in his work. I have already recommended Stella to a few friends and would absolutely promote for anyone to use them!!!!

Boston Best Construction ("BBC")recently completed a full renovation of my kitchen (gutting out old kitchen; tearing down and rebuilding of walls, new plumbing, new electricity, installation of cabinets and finish work) and I am EXTREMELY happy with the results. . My kitchen is beautiful and functional! Eduardo and his team were a pleasure to work with; very professional and neat and I never felt uncomfortable leaving his staff unattended in my home. Eduardo is very dedicated to each job and in my experience was quick in his response time whenever I needed to speak to him. His eye for detail and focus on some "big picture" items were also greatly appreciated. Examples include-offering to re-finish floors in other rooms to make the new hardwood floors continuous and seamless; re-painting walls in rooms where new walls were built (to match) and other areas that needed a fresh coat; as well as offering ideas for placement of lights where the original plan did not work as expected. These extensions to the project really improved the flow of the kitchen to the rest of the house and best, of all were provided at a reasonable price. I highly recommend BBC for their high quality of work, professional manner and exceptional service.

Mark Dubois's Custom Carpentry did an amazing job finishing our basement. Our new space includes a 3/4 bathroom, game room and workout area. Mark even designed and built custom built-ins, making the final product exceed our expectations. We hired Ray to renovate our unfinished basement into two bedrooms. We chose Ray because he offered to get us some needed ceiling height (of which other contractors wouldn’t even offer). Ray is meticulous in his approach to doing things right: From digging down our basement floor to get the height we wanted, to applying extra hydraulic cement and coats of foundation sealer to ensure our basement won’t leak, to leveling our staircase so we don’t feel like we’re falling when coming down the stairs. The renovation posed a lot of challenges which included budget/materials, broken dumpsters, and a deadline of finishing in time for a new baby. We made it through and are grateful. Our 2 daughters LOVE their new rooms and we couldn't be happier!

I had a pleasure of hiring Russell for home floor repairing job (engineered hard wood). I would highly recommend Russell for such carpentry work. Based on this fantastic experience, I would consider him for other home repair/installation jobs (gutters, storm door, etc). I had a buckled (peaked) floor due to the seller/installer not leaving enough gaps at the edges to account for expansion of hard wood during summer. I had about 6 estimates, and by far, his pricing was the most reasonable. While most people charged per job, Russell quoted me an hourly rate. Some more reasonable than others. A few were flat out reluctant to do the job, due to its small size (maybe thought it was less profitable) despite the full day needed for its completion. By giving me a ridiculous quote (similar pricing to a new floor installation), they implied they didn't want to work. The job required removing the moldings from the impacted walls, removing all of tiles, then laying them again from the problematic area. He sticks to the quote and to his estimated time. He has a good pace and doesn't linger to buy time. Also, I found him to be very personable. The job was done to the utmost satisfaction. If you want an honest, hard working man to look after your home repair jobs, this would be the guy.

I was a reluctant to hire off of Thumbtack. But I had a situation that I had to move fast on in a rental unit. I hired Daniel to redo a bathroom and kitchen and oversee related repairs work such as electrical and plumbing. Daniel and his small crew did excellent work and were always reliable and easy to work with. In my case I did not have a lot of time to manage every detail of the improvements. Daniel and his crew could handle unexpected problems and took great pride in their excellent craftsmanship. They did excellent carpentry, painting, and door hanging. My place went from looking totally beat up and tired to looking great. In short I would definitely recommend Daniel and his crew for any remodel or repair. I have already asked him to look at another job for me at a different location. I will be recommending Daniel without hesitation to anyone that asks for a referral. My initial contact with Northeast Construction was great, they sent a very professional response and sent out some one (Ian?) the next day to make the repairs to walls and touch it up. Brandon also came out to check on the job and also provided a estimate on some bathroom work we would like to do. After speaking with him we could tell he has extensive experience and knows what he is talking about. We had no idea we couldn't install Sheetrock of any type in a shower behind tile, we had numerous contractors say that was perfectly fine and the norm, after researching its is not the norm. We look forward to working with them on our bathroom job and future projects.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
