- What should the customer know about your pricing (e.g., discounts, fees)?
Unlike other firms, at Dennett & Dennett we have aligned our property management fee structure with that of our customers so that we only make money when they do. For full-service property management, the fee amount you will be billed monthly reflects the scope of work that we will perform. For full service management, we negotiate a flat percentage (%) based only on the rents collected - there isn't additional charges for site visits, inspections, meeting repairman, etc.. Our fee range is the standard 6% to 10%. Regarding our leasing services of rental units, we charge the standard one (1) month's rent. If the unit we are leasing is under our management, we discount our fee forty percent (40%).
- What is your typical process for working with a new customer?
Before we will put forward a proposal for services, we insist on a thorough understanding of the scope of work to be performed by us. It's in no one's best interest for us to write checks with our mouths, that we can't cash. To put forward a proposal of merit, we believe a complete inspection of the property is warranted. Our trained eyes and knowledge of the Worcester market enable us to see problems...and opportunities that others don't. We are available 24/7 to our clients, and we encourage them to reach out to us with any questions.
- What education and/or training do you have that relates to your work?
Scott and Deborah are both Realtors with Keller Williams Realty Pinnacle (KWRP) of Greater Worcester. The association leads to many opportunities for our clients as they look to acquire and/or divest their income producing area properties. Of the 300 (+) Realtors in KWRP we are the senior certified leasing professionals. Deborah was previously for ten (10) years the number (2) housing official for the city of Marlborough, MA. She was responsible for the administration of various federal and state housing subsidy programs including the Section 8 voucher program. To meet these responsibilities Deborah was required to train yearly and re-certify her knowledge qualifications.
