DMS Properties, LLC has been serving the residential property management needs of landlords in Prince Georges County, Charles County, Calvert County, Saint Mary’s County, Howard County, Anne Arundel County, and other areas of Maryland, too, since 2008! If you need to move on from your current home in Maryland or if you already own investment properties in Maryland, the combined efforts of Long and Foster Real Estate, Inc. and DMS Properties, LLC will make the process of renting the properties as painless as possible. DMS Properties LLC can begin to manage the property for you during the listing period. We'll handle everything for you so that you can move on to your next destination. Through Long and Foster Real Estate, Inc., your property will be listed for rent and marketed to get the most exposure possible. We will handle the application process for you to give you the information you need to make an informed decision about potential tenants. The applications will be processed through Long and Foster's Leasing Services Division. Once the property owner accepts a rental application, DMS Properties, LLC will manage the property during the lease term. We provide complete service to the home owners, including signing the lease, changing the locks, handling any maintenance items and repairs that are required, collecting rent from the tenants, monitoring the property during the lease term to verify that the terms and conditions of the lease are being honored, and handling the move-out process when the lease term ends. We will also take care of any legal issues that arise, including the potential eviction of tenants, if that becomes necessary. We do all of this for a fee of 6% of the monthly rent. This is not an introductory rate. As a small company with very limited overhead, we feel that this is sufficient to cover our costs and still provide quality service. While we can't guarantee that we will always maintain this rate, we can guarantee that any property owner who signs up with us at 6% will maintain that rate for as long as they continue to do business with us. When you contact us to enter into a Property Management Agreement, you'll fund your account so that money will be on-hand to take care of your property for you. There are limits to what repairs we will perform for you without getting formal approval. Your monthly management fee will be deducted from the rent we collect and the balance sent to you. You'll receive a monthly statement regarding your account. We'll also hold the security deposit as prescribed by Maryland law.
