Jason was very attentive and followed through with a thorough and professional home inspection report. The price was a bit under other inspectors, providing a nice value for the work. I will definitely use him again.

Jason and Eric were on time, very efficient, solicitous regarding our opinion of their work and went above and beyond the estimated work, while retaining the estimated price. We'll definitely use them again.

Tim is great to work with. He got our property ready to rent and occupied quickly. He conveyed any potential issues clearly and assisted us in resolving them efficiently. We had about a dozen renters inquire. He lined up three potential canidates and it's currently occupied. I would recommend this company and use them again.

Aquarius assessed an inherited 2-bedroom condo for improvement potential, recommended upgrades to increase rental income potential, coordinated the upgrades very cost-effectively, and secured qualified tenants without gaps over a 6-year period. They handle all tenant inquiries and collect and remit rent timely. Aquarius makes owning rental property absolutely painless - I have a reliable income stream without lifting a finger!

Excellent work done on a custom cabinet job for us! A lot of contractors wouldn't even have taken the job but 13 Stars Design took the challenge and did an amazing job! The owner (Joel) is extremely nice and very easy to work with. We'll be going back if we have any more cabinet needs.

Clarke employees helped drastically update the interior of my in-law apartment attached to my house. They painted all the natural wood trim white and also painted and repaired the walls throughout the unit. They worked in a timely manner and did a quality job. I loved the end result and the updated look of my unit!

We hired Clarke Painting to manage a 7-unit multifamily building that had just gone through our bank's foreclosure process. Scott Smith and I worked through our rather strict insurance requirements and were able to quickly get a management agreement signed. Shortly after we took ownership, the City condemned the property and shut it down. Marc Cole with Clarke Painting immediately took charge and acquired alternate housing at a local motel for the tenants, assisted in getting them emergency funds for food/necessities, and worked with us and the tenants on Tenancy Termination Agreements. Marc worked seamlessly with the code enforcement department, so well that even the code enforcement officer thanked us for having such an amazing property manager! The situation could have resulted in a lot of negative publicity for the bank, but all of the newspaper and TV reports focused on how quickly the manager had found housing for the tenants and taken care of their needs! I can't even begin to tell you how glad I am that I found this company through Thumbtack!!

I feel that being a small company, like I am, I can help all property owners in a very specific, honest way. When the phone rings, I answer it and when there is a service call, I am there. Customer service is very importnant to me. I like the fact that every day is different, one day I am finding a tenant for a four bedroom home, the next day, shoveling a deck and the next day, working on some one's gardens. I love the day to day change.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
