    Rent Collection “RPMS” wants to make it as easy and efficient as possible for you to receive your payment on time. “RPMS” provides you with several rent collection options. Choose the most convenient method for you and your tenant. Automatic Debit - This service is provided to us through International Banking Technology. We provide a secure website and firewalls to make sure all data is safe. We create a fully formatted ACH file submission directly from your tenant's bank account to ours and then sent directly to your bank account in minutes. Check by Phone - We can even accept checks from your tenants. This system ensures that the tenant's check will clear 24/7. Tenants can call our office and make their payment over the phone. You'll get paid instantly. As soon as they hang up the phone we can print a check in our office and deposit it straight into our account and send it to you by direct deposit or mail it directly to you. Payment Pick-Up - RPMS will also go to the property and pick up the payment for you. We don't except any excuses. If payment is not made on the due date, we will go to the property twice a week until payment is received and a late fee notice is given to the tenant at that time to notify them of the daily past due charges that has occurred every day the rental payment is not received. Our PPU hours are from 9am - 8pm, 7 days a week. Online -Pay Pal - Tenants can go to the “RPMS”‘s secured website and make their rent payment by: Check Credit/Debit Card - Master - Visa- Discover - American Express Notification - All transaction for automatic debit, check by phone and PPUs (payment pick-up} are noted and the tenant receives notification of the transaction, same as a receipt. $45.00 of the monthly rent payment Maintenance and Repair “RPMS”‘s maintenance and repair plan is designed to assist you in maintaining and securing your investment. We understand that some time you do not have the time for minor or major repairs. “RPMS” is there when you need us to handle those tasks for you. Your tenants can call the maintenance emergency line 24 hours a day to inform us of maintenance problems. We do not do any repairs without your authorization over $350.00. If repairs are needed exceed the escrow balance, you will be notified and you decide on a resolution. Tenants will be billed if they are responsible for damage repairs. RPMS only works with licensed, bonded and insured contractors to give you the best quality work with the contractor discount price. You will receive a copy of the receipts for the materials required for the repair and an invoice for the repair cost which will be the lowest contractor discounted cost possible. Plus, we will give you a 90 warranty on all repairs. We require a $350.00 escrow payment to cover unexpected repair expense. RPMS can also take care of the landscaping for your property. Our job is to make your job as a landlord easier. Tenant Referral Service RPMS's tenant referral service provides you with potential tenants that are interested in your property. When a renter inquires on your property, we will send the tenant referral information directly to you by email, fax or by direct phone call and you contact the renter. Your property is listed on the rental property listing. Service fee only $15.00. Disclaimer: RPMS is not responsible for any referrals given that we have not submitted a background check on. We do not take any responsibility with the decision of who the landlord will rent the property to. Each referral sent is billed to the landlord or property owner. We do not take responsibility for theses referrals that do not rent the property inquired upon. Basic Tenant Placement RPMS will list your property on our placement list for the tenants to review. When a renter inquires on your property we will contact you to schedule an appointment for a showing. You can request a copy of the tenant's rental placement application to be forward to you for your review. Tenant Placement Executive Package RPMS provides you with the most qualifying and preferred tenants possible. We review their placement application and interview renters that meet your requirements. Once they are interviewed by us we forward the information to you for your review and for you to decide to accept or decline their application. If they are declined, we will send the application rejection letter to the potential renter. Your property is listed for FREE. • We show the property to prospective tenants • We collect the 1st month's rent, fees and deposits • We take care of the background check • We complete all the Rental Agreement paperwork • No Hassles • No Phone Calls From Prospective Tenants • We answer all the questions and phone calls • The background check includes: • Rental history • Credit report - payment history • Employment verification • Criminal history • All reference and pervious landlord verifications.
