Services Offered by ALT Here at ALT Property Management, we provide our owners with monthly services, so they receive thorough and competent service. Below are some of the management services that we provide: * create and maintain a computerized summary of your account, presenting expenses and incomes in detail * financial responsibilities * monitor all debit and income activity from your account, providing explanation of the amount received, income and debit and maintain a monthly running balance * owners may choose to automatically deduct from their accounts mortgage payments, property taxes, insurance, repairs, and owner funds * send out a computerized monthly statement to all owners, presenting monthly activities and owner funds Property Maintenance and Upkeep Coordinate and dispense all repair work to efficient contractors. Work in close connection to all contractors for efficient follow through and quality control. For repairs, payments are deducted from the owner's account. For repairs exceeding $200.00, owners will be notified to receive authorization. When property is vacated, all repairs and necessary cleaning is done through ALT. All rents are collected every month, by the 5th day of each month. Regular payment is recorded and supervised by the property manager. If desired, our company works in collaboration with eviction services who has an attorney on-staff. Owners may automatically deduct from their accounts mortgage payments, insurance, repairs, property taxes, and owner funds. ALT schedules utilities to be switched on and off for coordinating viewing and maintenance of the property. What is property management? If the tenant has an emergency maintenance issue, he or she is advised to call our 24-hour hotline. We get back to you within an hour. These issues typically require urgent approval. You may not be advised until the following business day. Question #7 How often do you check on my property? Answer: We do biannual surveys or two surveys per year. Once every 3 months, we drive by every property. If the exterior of the home has changed since our last visit, we will immediately schedule a survey. Question #8 How long do we sign an agreement for? Answer: Our agreements are for 1 year. Question #9 Can you pay my bills? Answer: We can pay mortgages, insurances, utilities, HOA fees, property taxes, and more.
